    The outline planning permission established the principle of the residential development of the site. Rossendale Borough Council has approved the reserved matters planning application for 97 new homes.  A copy of the application can be viewed here

    About the Site

    Part of the Reeds Holme Works site has been vacant for a number of years. The remaining part of the site is in use by a plastic coating manufacturing company which is relocating to new a site.

    New development in Rawtenstall will contribute to meeting the local and national need for new homes. Development will also bring benefits to the community, including construction jobs, apprenticeships and increased economic activity in the local area.

    The new development is ideally located for accessing jobs and services in Rossendale and Manchester. It is well located on Burnley Road, which connects the site to Burnley to the north, and Rawtenstall and the A56 to the south.

    A good public transport service is also available with bus stops providing access to Burnley, Rawtenstall, Loveclough, Manchester, Skipton, and Waterfoot.

    Our Proposals

    Taylor Wimpey has received planning permission for 97 new homes.  This includes two bedroom apartments and three and four bedroom homes. This was slightly lower than the outline permission to ensure we get the right design for the area.

    The scheme will incorporate the following elements:

    • A collection of apartments, mews, semi-detached and detached properties. Please let us know what type of home you or your family may be looking for.
    • Vehicular access to the new development from Burnley Road.
    • £132,500 towards improvements to facilities at Fairview Recreation Ground and Sunnyside Play Area, Rawtenstall.
    • £270,000 towards primary education facilities in the local area.

    Ecomonic Benefits

    The proposed residential development, consisting of 97 new homes, will bring several economic benefits to the local area and we have estimated these using UK-wide statistical data.

    Building the homes

    It is anticipated that new residents will spend £2,240,401 per year in the local area on goods and services, which represents an important investment to the local economy and will help towards ensuring the future viability of important local services. The construction of the development will provide 49 indirect jobs per year. Please let us know if you are you interested in construction jobs in this area.

    Once people move in

    It is estimated that new residents will spend £485,000 on products and services they need when they move into their new home.

    Annually, residents from the development site are expected to spend £2,326,293, boosting the local economy.

    Additional local authority income

    Additional council tax receipts of approximately £101,947 per year.

    A New Homes Bonus payment of approximately £611,682 (over six years), which is a grant paid by central government to local councils to incentivise housing growth in their areas. This money will be spent on making improvements to services and facilities in your local area.
