As we finalise our plans we will review any comments received. Your comments and feedback are important to us in developing our plans and are appreciated. An application for planning permission will be submitted soon—at that time the Council will write to neighbours again giving details of the application and an opportunity to make any further comments.

We would like to thank everyone who has been in touch and provided comments on our layout proposals. Please refer to the below which should cover a few of duplicate points raised:
Highways/Access/Traffic
The application will be supported by a detailed Transport Assessment, which will assess the proposed access and highway impact of the development. A new crossing and areas of footpath will also be added close to the site entrance, which will aid safe walking routes around the areas. Parking provision will be provided and designed in accordance with Council guidance.
House Design
The proposed dwellings will be designed inline with Middlesbrough Council design guide. Their preference is to have a contemporary feel whilst being respectful to the local character.
Local Facilities/Schools
As part of the development, we will set up a S106 agreement with the council which will focus on the contributions we will make towards local facilities.
Flooding Risks
New developments are carefully designed to take in to account heavy rainfall and Sustainable Drainage Systems are used to prevent flooding. The application will be supported by a Flood Risk Assessment and Drainage Strategy to fully assess the existing drainage situation and will propose an appropriate drainage system accordingly.
Privacy and Amenity
The separation distances proposed at the western and northern boundaries are entirely in accordance with the prescribed guidance and standards and will ensure that the development does not give rise to detrimental privacy, overlooking or overshadowing issues upon the amenities of the occupants of the existing properties as well as the future occupants of the proposed development.
Hedgerows
A minimal amount of hedgerow will be removed to provide the site entrance, which will be offset by replacement planting across the site. The areas of landscaping will be maintained by a management company once the development is built.
Bungalows
There are currently no plans to build any bungalows or 2 bed dwellings– this is in accordance with the requirements as stated in the Council’s Local Plan housing allocation for this site.
Construction Management
It is envisaged that any planning permission will be subject to a condition requiring the agreement of a Construction Management Plan prior to works commencing. This will include details of working hours as well as how impacts on local residents will be minimised during the construction period.
