    Taylor Wimpey are looking to submit a Full Planning Application for a residential scheme of 56 new homes consisting of 3 and 4 bedrooms. Key characteristics of the proposal include access from Guisborough Road, incorporation of overlooked open space, retention of boundary planting where possible and pedestrian links through the existing public right of way.

    About the Site

    The proposed development is located in Nunthorpe, an outer suburb of Middlesbrough. Nunthorpe boasts a strong sense of community with its long term residents and excellent amenities. This is a greenfield site to the South of Guisborough Road. Existing housing is located to the West, further potential housing to the South and the Nunthorpe & Marton Recreation Club to the East. 


    The proposed development is accessed via Guisborough Road which provides excellent links by car to Guisboruough (West), Stokesley (South) and the A174 to the A19 or Redcar (North).

    Nunthorpe provides a number a facilities within walking distance, with travel link via bus or train, close by schooling options, sporting amenities and shops. Middlesbrough town provides a whole host of amenities with  high street shops, bars, restaurants and supermarkets, there's always something to do here. There are also further excellent Schooling options with primary and secondary schools  available.

    Full planning permission is being sought by Taylor Wimpey for part of the wider allocation. The draft layout below outlines the overall approach to the proposals offering a variety of new homes in a legible layout allowing a series of positive and varied street scenes having regard to the Nunthorpe Grange Design Code.

    The key characteristics of the scheme include:

    ·56 new homes incorporating a range of types and sizes.

    ·Access from Guisborough Road.

    ·Incorporation of open space.

    ·Retention of boundary planting, where possible.

    ·Pedestrian link to  adjacent Public Right of Way

    Community Benefits

    There will be a wide range of community benefits that accompany the site's development, such as:

    • We employ a wide range of trades, providing opportunities for local workers and sub-contractors.
    • The development will deliver a range of housing to meet the needs and aspirations of the whole community.  There will be a provision of as homes to meet a range people, including first time buyers, key workers and families.
    • The development will have a legal agreement with the local authority in place called a Section 106 Agreement which covers any required improvements to the existing local infrastructure and services as well as community projects.

    We would like to thank everyone who has been in touch and provided comments on our layout proposals. Please refer to the below which should cover a few of duplicate points raised:



    The application will be supported by a detailed Transport Assessment, which will assess the proposed access and highway impact of the development. A new crossing and areas of footpath will also be added close to the site entrance, which will aid safe walking routes around the areas. Parking provision will be provided and designed in accordance with Council guidance.


    House Design

    The proposed dwellings will be designed inline with Middlesbrough Council design guide. Their preference is to have a contemporary feel whilst being respectful to the local character. 


    Local Facilities/Schools

    As part of the development, we will set up a S106 agreement with the council which will focus on the contributions we will make towards local facilities.


    Flooding Risks

    New developments are carefully designed to take in to account heavy rainfall and Sustainable Drainage Systems are used to prevent flooding. The application will be supported by a Flood Risk Assessment and Drainage Strategy to fully assess the existing drainage situation and will propose an appropriate drainage system accordingly.


    Privacy and Amenity

    The separation distances proposed at the western and northern boundaries are entirely in accordance with the prescribed guidance and standards and will ensure that the development does not give rise to detrimental privacy, overlooking or overshadowing issues upon the amenities of the occupants of the existing properties as well as the future occupants of the proposed development.



    A minimal amount of hedgerow will be removed to provide the site entrance, which will be offset by replacement planting across the site. The areas of landscaping will be maintained by a management company once the development is built.



    There are currently no plans to build any bungalows or 2 bed dwellings– this is in accordance with the requirements as stated in the Council’s Local Plan housing allocation for this site.


    Construction Management

    It is envisaged that any planning permission will be subject to a condition requiring the agreement of a Construction Management Plan prior to works commencing. This will include details of working hours as well as how impacts on local residents will be minimised during the construction period.
