We are intending to submit a detailed planning application to Middlesbrough Council for a residential development of around 180 homes on the land to the west of Strait Lane, Stainton.

  • Current Proposals

    Taylor Wimpey UK Ltd are intending to submit a detailed planning application for around 180 dwellings to Middlesbrough Council regarding land at Strait Lane, Stainton as Phase 3 of the ongoing Rose Cottage Farm residential development.

    The development proposals are based on the following principles:

    • Around 180 Detached & Semi-Detached Houses over a range of different house types;
    • Vehicular Access from Strait Lane;
    • Landscaped Public Open Space and Area of Play;
    • Sustainable Urban Drainage System (SUDS); and
    • Retention & Enhancement of Public Right of Way

    Consultation Event:

    A Public Consultation Event is to be held at the Sporting Lodge (Maltby Suite), Low Lane, Stainton between 3:30pm and 7:30pm on Wednesday 22nd April 2015. Representatives of Taylor Wimpey and their consultants will be in attendance to discuss the proposals.

    Feedback from this consultation will be taken into account in shaping our final planning application to Middlesbrough Council.

    Taylor Wimpey would welcome comments on the proposals up until Monday 4th May 2015.

  • About the Site

    Local Context

    The site, which is currently in use as agricultural use, lies directly to the north of Stainton and is bordered along the southern boundary by existing residential development, to the east by Strait Lane, Low Lane to the north and open agricultural land to the west.

    Strait Lane, which runs in an approximate north-west to south-east alignment, has an approximate carriageway width of 6.8 metres in the vicinity of the site. To the south-east it provides vehicular access into the Stainton Village Centre whilst to the north it forms the minor arm of the B1380 Low Lane/ Strait Lane priority controlled junction. The site is located within 800m of Hemlington Hall Primary School, Village Hall, Public Houses, Gym & Swimming Pool and Convenience Store. Within 2000m walking distance of the site lies the employment area of Teesside Industrial Estate and a number of other schools (St Gerard's, Roman Catholic Primary School and St. Clare's Roman Catholic Primary School) and Hemlington Lake and Recreation Centre and the All Nations Church.

    The nearest Bus Stops are located on either side of Strait Lane within close proximity of the site with 2 services per hour to destinations of Middlesbrough, Coulby Newham and Marton. Middlesbrough Bus Station is a 14 minute bus journey from the site.  

    Planning Status

    The application site is the third phase of a larger housing development allocated under Policies H9 and H27 of the Middlesbrough Housing Local Plan 2014 for 326 dwellings. Planning permission has already been granted for Phases 1 and 2 for a total of 142 dwellings, with development well under way.

    In line with Policies H9 and H27 of the Middlesbrough Local Plan, Phase 3 will provide a range of predominantly 3 and 4 bed detached and semi-detached dwellings, provide 5% affordable housing on-site with a 10% financial contribution, be accessed from Strait Lane, incorporate a play area and a buffer zone along Stainton Beck and maintain the public rights of way running across the site.

    June 2015: Consultation now closed, thank you to all of those who participated and shared their thoughts and comments. A planning application will be submitted Summer 2015.

    April 2015: Community Consultation Underway

    Taylor Wimpey are considering submitting a detailed Planning Application to Middlesbrough Council for the development of around 180 new homes on the land to the west of Strait lane as Phase 3 of the on-going Rose Cottage Farm development. A pre-application community consultation is currently being carried out by Taylor Wimpey.

    The consultation provides the community an opportunity to comment on, and shape, the proposals prior to the submission of a formal planning application to Middlesbrough Council. Copies of the Consultation Leaflet and Site Notice which have been circulated in the vicinity of the site are set out below.
