Taylor Wimpey has been granted outline planning consent for land south of Marske Road, Saltburn.  Further to this, a reserved matters application is now being prepared for a scheme of circa 116 new homes.

    Taylor Wimpey has been granted outline planning consent for land south of Marske Road, Saltburn.  Further to this, a reserved matters application is now being prepared.

    The development proposals of the reserved matters application include the following:

    • A range of circa 116 new detached, semi-detached & terraced houses, 17 of which will be affordable housing that will be transferred to a registered social landlord.
    • All dwellings are a maximum of 2 storeys.
    • Vehicular access will be from Markse Road (this already has been agreed as part of the outline consent).
    • A proposal to include significant areas of landscaped public open space, play areas and new footpath linkages.

    Prior to the submission of the reserved matters application, we are asking any thoughts and comments from the local community on our proposals.

  • About the Site

    Local Context

    The Town of Saltburn is located to the south east of Marske-By-The-Sea and to the north of Skelton, within the Borough of Redcar & Cleveland. 

    Saltburn benefits from a range of services and facilities including a number of retail, education and leisure uses.  It has a train station in the town centre.  Saltburn Station forms part of the Bishop Line between Saltburn, Redcar, Middlesbrough, Darlington and Bishop Auckland.

    The closest bus stops to the proposed development site are located along the frontage of the site, on Marske Road, providing links to Middlesbrough, Redcar, Skelton and Loftus. The bus services along Marske Road operate a frequency of every 15 minutes between Saltburn and Middlesbrough, during the days Monday to Saturday.  The x4 service runs hourly during the evenings and on Sundays.

    Site Context 

    The proposed development site extends to approximately 14 acres.  The northern boundary of the site abuts Marske Road with open fields to the south.  To the west lies the Saltburn Riding Centre and there is existing residential development (Liverton Whinn and Wilton Bank) to the east.

    The topography of the site falls from south to north. The southern and western edges of the site require sensitive treatment as they front onto open countryside with the western boundary providing views towards Errington Wood.

  • What's Proposed

    The reserved matters application proposes a number of key features to be included within the scheme.  These are:

    • A range of 116 new detached, semi-detached & terraced houses, 17 of which will be affordable housing that will be transferred to a registered social landlord.
    • All dwellings are a maximum of 2 storeys.
    • Vehicular access will be from Markse Road (this already has been agreed as part of the outline consent).
    • A proposal to include significant areas of landscaped public open space, play areas and new footpath linkages.

  • Community Benefits

    There will be a wide range of community benefits that accompany the site's development, such as:

    • We employ a wide range of trades, providing opportunities for local workers and sub-contractors.
    • An investment will be received by Redcar and Cleveland Council through the New Homes Bonus scheme, which has been set up by the Government to accompany new housing development and benefit local communities in which it takes place.
    • The development will deliver a range of housing to meet the needs and aspirations of the whole community.  There will be a provision of affordable homes as well as homes to meet the needs of first time buyers, key workers and families.

  • News & Updates

    February 2016:

    Further to the granting of outline planning consent, a reserved matters planning application is being prepared to deal with the outstanding matters.  A leaflet drop is taking place informing all nearby residents, a copy of which can be found here.


    December 2015:

    The planning appeal has been allowed and the site has therefore been granted outline planning consent.


    October 2015: 

    We have been informed that a decision on the Appeal is targeted for December 2015.


    January 2015:

    The planning application was refused by Redcar and Cleveland Borough Council Regulatory Committee. Taylor Wimpey has Appealed the decision to the Planning Inspectorate. 


    December 2014: 

    The planning application is to be considered by Redcar and Cleveland Borough Council Regulatory Committee on the 8th January 2015 at Redcar and Cleveland Leisure and Community Heart, Ridley Street, Redcar, TS10 1TD.


    October 2014: 

    An outline application has now been submitted to Redcar and Cleveland Borough Council with all matters reserved save for means of access from Marske Road.


    September 2014: 

    Taylor Wimpey are considering submitting an Outline Planning Application to Redcar and Cleveland Borough Council for the development of up to 130 new homes on the land to the South of Marske Road. A pre-application community consultation is currently being carried out by Taylor Wimpey.

    The consultation provides the community an opportunity to comment on, and shape, the proposals prior to the submission of a formal planning application to Redcar & Cleveland Borough Council. Copies of the Consultation Leaflet and Site Notice which have been circulated in the vicinity of the site are set out below. 

    A Public Consultation Event is to be held at Saltburn Leisure Centre, Marske Mill Lane, Saltburn-By-The-Sea between 3:00pm and 7:00pm on Thursday 11th September 2014. Staff of Taylor Wimpey, and their consultants, will be in attendance to discuss the proposals.
