    Taylor Wimpey North Yorkshire is pleased to announce the purchase of a new housing development site south of Field Lane in Scalby.

    The site has a detailed planning consent and will involve the construction of 148 new houses on the eastern side of Scalby, incorporating a varied mix of house types ranging from two to five bedrooms.

    As part of the delivery of the project, as well as the provision of new housing there will be a range on community benefits and these can be seen in the tab to the right.

    About the Site

    The site is located on the eastern part of Scalby, south of Field Lane and east of the village centre.

    The development will cover an area of 5 hectares (12.4 acres).  It is currently unused land in close proximity to Scalby village centre.  Existing housing is located to the west with agricultural land adjacent to the north, separated by Field Lane.  To the east of the site is a caravan park.

    The village centre is easily accessible via Station / Scalby Road.  Burniston Road, to the east of the site, provides a direct link to Scarborough, which is approximately 2.5 miles to the south.

    What's Proposed?

    The site has a detailed planning consent, granted in February 2012.  Taylor Wimpey is currently in the process of obtaining consent from the Local Authority which will confirm the design of the house types on the layout and materials that will be used. 

    The key characteristics of this scheme are:

    • 148 new houses, of which 59 will be affordable. 
    • Inclusion of areas of public open space at the site entrance.  A landscaped buffer will also be maintained on the site's northern and eastern perimeter to protect amenity.
    • A new roundabout to be included on the site's access on to Field Lane.
    • A varied mix of house types and sizes to address the needs of a wide range of people from first time buyers to individuals or families that are looking to upgrade to larger homes.  The houses will range from two to five bedrooms and vary in height between two and three stories.

    Community Benefits

    The development of the High Mill Farm site will not only provide a range of new housing that will contribute greatly towards Scaborough Borough Council's requirements of new homes over their Local Plan period, but will also facilitate the introduction of new local amenities and facilities as well as the enhancement of existing ones, that could not otherwise be provided.

    These will include:

    • Emphasis on employing local labour throughout the construction process.
    • Contributions towards local Education provision, Health Facilities, Bus Services and the improvement of the Scalby Road / Station Road Junction.
    • A New Homes Bonus will be received by Scarborough Borough Council from the Government which is intended for investment in the local area.

    Update - 06/02/2014

    Prior to the development commencing, a public event has been organised so that residents of Scalby can meet members of staff from Taylor Wimpey and be informed of the proposals for the site and the houses that will be built.

    If for any reason you cannot make it on the day, you will be able to find all of the information to be displayed at the event on this website.  You can also register your details so that you be first to know when any further updates are published.

    The public event is being widely advertised both through the press and a leaflet drop will also take place throughout Scalby.  The event will be held on:
