  • About the Site

    The site is situated on the eastern side of Carlton Miniott and to the west of Ripon Way. It is partly bordered on the southern and eastern boundaries by residential properties and disused allotment gardens, with open fields and a lake to the west and north. The topography of the land is generally flat.

    The perimeter of the site is clearly defined, largely by existing trees along parts of the western and eastern boundaries, providing a buffer with adjacent properties.

    Site Context:

    The main road running through Carlton Miniott, Carlton Road, runs parallel to the south of the site, providing a direct route into Thirsk town centre to the east (1.5 miles). A connection to the A1 is approximately 5 miles to the west of the site.

    The land use to the east of the site is residential, with predominantly a mixture of 3 / 4 bedroom properties, consisting of primarily detached /semi houses with some terraced, fronting onto Manfield Terrace and Carlton Road.

  • What's proposed

    The proposed Carlton Miniott housing development has taken on board all comments through the planning and consultation process and has now evolved into its final form.

    The scheme involves a development of 40 new two - storey dwellings covering a range of 1,2,3 and 4 bedroom properties to meet local needs. Landscaping will be maintained and enhanced around and within the scheme, particularly around the perimeter of the site to protect the amenity of any adjacent dwellings. There will also be a delivery of a range of community benefits as part of the project.

    The final layout was submitted to the Planning Comittee which in its current state has been given a "Resolution to Grant" where we now await the finalised S106 to be compiled and signed.

  • Community Benefits

    Community Benefits that the scheme can deliver for Carlton Miniott

    The development of the Ripon Way site will provide a range of new housing that will contribute greatly towards Hambleton DC's requirement.

    This project will provide a host of benefits to the local community, such as:

    • Emphasis will be put on employing local labour throughout the construction phase
    • An approximate figure of £300k will be received by Hambleton District Council from the New Homes Bonus Scheme, which has been set up by the Government to benefit local communities when accommodating new development.
    • The development will deliver a range of housing to meet the needs and aspirations of local people, including first time buyers, key workers and families.
    • The project will have a legally binding agreement in place that will cover any required improvements to public facilities as well as the provision of any affordable housing.

    Update - 9/01/2014

    Hambleton Planning Comittee resolved to grant planning permission on the site subject to signing a section 106 legal agreement.

     

    Update - 7/11/2014

    The site was heard at the Hambleton Planning Comittee which was deferred.

    Leaflets were distributed to all properties around the proximity of the site as we prepared for the resubmission of our planning application.

     

    Update - 26/09/2012

     

    Community consultation took place to exhibit our latest proposals for the site at Carlton Miniott Community Primary School. This provided the opportunity to review our proposals in detail, discuss them with us, ask us questions and provide further comments.
