    The development site is owned by Taylor Wimpey and is located south-west of the town centre.

    The key characteristics of the site will include:

    • A mixture of 26 private and 18 affordable homes.
    • Provision of areas of public open space within the scheme.
    • Creation of public footpaths and cycleways within the site, linking the development to the wider transport network.
    • Financial contributions towards the improvement of local education and community facilities.

    The site is located north of Topcliffe Road, Thirsk, to the south-west of the town centre. It forms part of a wider development currently underway and will be accessed from a new estate road. There are excellent direct transport links via Topcliffe Road to both the town centre and also the A168, which itself connects to the A19 to the east and A1 to the west.

    The development will provide a range of housing that will both address local need whilst also contributing towards Hambleton District Council's new homes requirement over the next 5 years.


    There will be a wide range of community benefits that accompany the site's development, such as:

    • We employ a wide range of trades, providing opportunities for local workers and sub-contractors.
    • An investment will be received by Hambleton District Council through the New Homes Bonus scheme, which has been set up by the Government to accompany new housing development and benefit local communities in which it takes place.
    • The development will deliver a range of housing to meet the needs and aspirations of the whole community.  There will be a provision of affordable homes as well as homes to meet the needs of first time buyers, key workers and families.
    • The development has a legal agreement in place called a Section 106 Agreement which covers any required improvements to the existing local infrastructure and services.  As specified in the Section 106 Agreement for this scheme, Taylor Wimpey will be making significant financial contributions towards improvements to local education, community facilities and the local public footpath / cycleway network.
