Taylor Wimpey North Yorkshire's intends to submit a detailed planning application for residential development of 595 dwellings on land at Topcliffe Road, Sowerby.

  • Overview

The site is situated on Topcliffe Road, Sowerby and comprises the next stage of the 'Sowerby Gateway' Development.

The key characteristics of this scheme are:

    • 595 new dwellings, including affordable housing, covering a range of types and sizes
    • Creation of publicly accessible open space and ecological enhancements
    • Integration and upgrading of existing footpath network
    • The delivery of a range of community benefits as part of the section 106 contributions
  • About the Site

As you may be aware, in August 2012 the land off Topcliffe Road and Gravel Hole Lane, Sowerby was granted outline planning permission for a mixed use development including up to 925 new homes by Hambleton District Council. Since the approval of outline planning permission at the site reserved matters (detailed) planning permission has been granted for 249 of the 925 homes.

Taylor Wimpey is now in the process of preparing a Reserved Matters application for the remaining residential land area of the site. Before we submit this application we are keen to get the views of local people on what sort of house design and layout would be suitable.

The plans are for 595 high-quality family homes of two to four bedrooms, including bungalows. A proportion of the properties will be made available as affordable homes to help meet local housing needs.

The development of the remaining residential land parcels of the Sowerby Gateway site will also importantly include the delivery of the Topcliffe Road/A168 junction improvements, funding towards the proposed education facilities and funding towards the delivery of the proposed sports facilities.
