    Taylor Wimpey North Yorkshire and Persimmon Homes Teesside are proposing a sustainable development on land to the East of Yarm Back Lane, Stockton.

     

    The key characteristics of the proposed scheme are:

    • 966 new homes incorporating a range of types and sizes to meet local needs.
    • Creation of large areas of on-site Public Open Space and a north/south cycle route.
    • Land reserved for a New Primary School
    • Sustainable Urban Drainage
    • Accesses from Yarm Back Lane
    • Upgrades to the Local Highway Network

    About the Site

    The land at Yarm Back Lane is 46 hectares / 113 acres in size and is predominantly comprised of arable farmland. 

    The site runs parallel with Yarm Back Lane and runs the full length of the road on the Eastern side. The residential settlements of Fairfield and Hartburn are situated to the east of the site and to the North & West there is a mixture of agricultural land and individual properties.

    Existing watercourses including Lustrum Beck cross the site, which will form a basis for the green infrastructure and surface water drainage schemes within the proposed development. Yarm Back Lane is a single carriage road with a 60mph speed limit. To the south is Elton Interchange, providing links to the A66 east and west, which in turn lead to the A19/A1 (M).

    Taylor Wimpey and Persimmon’s plans for the site can now be viewed on the Stockton  Borough Council planning portal under reference number: 20/0191/EIS

    The scheme which includes the below concepts:

    • 966 new homes, ranging from two to five bedrooms
    • A Spine Road running through the Centre of the Site
    • Two large areas of Open Space/ Park land
    • Pedestrian Connections to existing residential areas to the East
    • Four Vehicular accesses from Yarm Back Lane
    • Footpath and Cycleway Corridor running North to South parallel to Yarm Back Lane
    • Sustainable Urban Drainage Systems around Lustrum Beck
    • Sustainable Urban Drainage Systems to the southern tip of the site
    • Area to the North of the site reserved for a new Primary School

    February 2021

    The Planning Application was approved at planning committee on 10th February. Taylor Wimpey will now be working along side the council to agree the S106 document and make a start on the development later this year. 

     

    May 2020

    The Planning application, submitted in March 2018 has now been validated by Stockton Borough Council.  This has taken an extended amount of time in order that the Council reach satisfactory conclusions with Highways England who will be working with the Council to improve the capacity of the Highways Network, not just to accommodate this site, but, for the wider West Stockton Sustainable Urban Extension proposed in the Council’s local plan.

    Now that the application has been validated, Taylor Wimpey and Persimmon are working to update the reports that accompany the application as some are now 2 years outdated. This work is taking place in Spring/Summer 2020 to ensure that all Ecological requirements are met.

    Taylor Wimpey are currently in ongoing discussions with the Local Authority to enable application validation.

    We would like to invite you to a public consultation exhibition which is to be held from 4pm to 8pm on:

    Wednesday 7th December 2016.

    The exhibition will take place at

    Ian Ramsey School, Fairfield Road, Stockton on Tees, TS19 7AJ

    Representatives of the development team will be there to discuss the proposals and answer any questions residents may have.
