Taylor Wimpey, in conjunction with the NHS, is in the process of bringing forward proposals for a sustainable new development to the west of Berrywood Drive in Upton, Northampton.

    Overview

    We are currently drawing up proposals for a new development of 123 homes on land off Berrywood Drive in Upton.

    The site is the final parcel of land to be released from the wider St Crispin’s Hospital development site. Outline planning permission was granted in November 2002 for the redevelopment of the former St Crispin’s Hospital site for a mix of uses including residential, employment and community.

    The site forms part of the Northampton Norwood Farm/Upton Lodge Sustainable Urban Extension which is allocated for a mixed-use development comprising 3,500 dwellings in the West Northamptonshire Joint Core Strategy. This establishes the principle of housing development in this location.

    As the principle of development is established by the Joint Core Strategy, we are preparing to submit a full planning application for our proposed development.  This means that detailed matters such as property design, layout and landscaping will be submitted as part of the application.

    Under our proposals, a proportion of the new homes will be provided as affordable housing, for local people in housing need.

  • What's proposed

    Our development is designed to work within the constraints and opportunities of the site and is a scheme that respects the area’s surroundings.

     

    Our proposals include the following key elements:

     

    • 123 high-quality new homes

    • A mix of property types and sizes to suit people in a range of circumstances

    • A proportion of affordable housing for local people in housing need

    • A significant area of public open space for residents to enjoy

    •A further area of land within the development site to be transferred to the adjoining Northamptonshire Country Centre to provide recreational benefits for its users

    • Vehicular access to be provided from Berrywood Drive

    • Pedestrian access points onto St Crispin Drive and the Barwood application site to the west

    • Sustainable drainage scheme comprising two surface water attenuation areas.

  • Community

    We believe our proposals will carry wider benefits to the local community beyond the provision of new open market and affordable homes.  We are proposing to transfer some of the site to the adjoining Northamptonshire Country Centre to provide recreational benefits for its users. 

    Furthermore, where it can be demonstrated that existing infrastructure cannot accommodate the proposals, we will make financial contributions to offset the impact of the development. These financial contributions will be negotiated with the council during the course of the application and should be reported when the application is presented to the council’s planning committee.
