    Lawley Village Developer Group is a consortium of developers, Barratt Homes, Taylor Wimpey and Persimmon Homes, which is responsible for the delivery of Lawley Village, Telford. Our Phase 11 application will be for around 600 new homes and a large area of public open space.

    We held a public consultation event at Lawley Community Centre on Monday 2nd September 2019. The consultation boards from the event can be downloaded here.

    Telford & Wrekin Council granted outline planning permission for 3,300 new homes at Lawley Village, in 2005. We are now putting together a reserved matters planning application for Phase 11, on land between Station Road and Dawley Bank.

     

    The site for Phase 11 of Lawley Village is bordered by Station Road to the north and Old Office Road to the south.

     

    Our Phase 11 application will be for around 600 new homes and a large area of public open space.

     

    The site is currently privately owned, and residents are not permitted to use the large area of open space on the northern edge, known as The Circle. When the land has been developed, The Circle will become an area of open space for the public to enjoy.

     

    A tree belt along the southern boundary will also be retained as public space.

    Our planning application is for around 600 new homes, plus a large area of public open space known as The Circle, smaller green spaces, footpaths and cycle routes. 

     

    Our plans include a range of new properties, from two-bedroom starter homes to large detached family-size houses. A percentage of the new homes will be affordable properties.

     

    Our proposals include the retention of existing trees at The Circle. The trees and hedgerow on the southern side of the site will be partially retained and we will also provide new planting and two attenuation ponds which will store and manage surface water run-off.

    When complete, Lawley Village will have delivered 3,300 high quality new homes for a range of purchasers and a range of affordable housing.

     

    This new community isn’t just about new homes – it is delivering a wealth of facilities for residents, making Lawley Village a truly sustainable place to live.

     

    Of the 3,300 new homes, 12% per cent are classed as affordable homes, enabling those who aren’t in a position to buy a property to have a high-quality place to live and be a part of this thriving new community.

     

    The Lawley Village masterplan includes a commercial centre comprising a range of shops, including a supermarket, plus healthcare facilities, pubs, restaurants and a new primary school. A 60 apartment extra care facility opened in 2014.

     

    Public open space is in abundance at Lawley Village, with almost a quarter of the entire site devoted to it.  Phase 11 of Lawley Village features several areas of open space, including The Circle, a formal green area for relaxing and play.

     

    Regular community events and initiatives are held at Lawley Village, including the innovative Lawley Recycle scheme which matches unwanted goods with residents who may need them.

     

    The approach to the long-term stewardship of Lawley Village is innovative. We have appointed the registered providers, Bourneville Village Trust and Sanctuary Housing Association, to form the basis for the stewardship organisation. Together they manage both the affordable homes and communal parts of the wider development, such as the open space and community facilities. 

     

    Lawley Village Residents’ Association was formed in 2012 and allows the community to have its say and make suggestions to the consortium’s Project Steering Group.
