Shifnal Matrix

Off Wolverhampton Road - Shifnal - Shropshire

Taylor Wimpey is preparing proposals for a new residential development which will form part of its existing Thomas Beddoes Court development in Shifnal, Shropshire.

  • Land off Wolverhampton Road

We are currently preparing proposals for a new residential development of 42 homes which will form part of our existing Thomas Beddoes Court development in Shifnal.

Thomas Beddoes Court, located off Wolverhampton Road, was launched in November 2010 and comprises 178 properties, including two-bedroom starter homes and five-bedroom family homes.

When planning permission was first granted for Thomas Beddoes Court in July 2010, Taylor Wimpey offered to safeguard a parcel of land within the site for 18 months to be used as a medical centre.

However, there was local opposition to a medical centre being built in this location, resulting in a 1,000-signature petition. The project stalled and NHS funding was subsequently lost.

Alternative sites have since been identified in Shifnal for the medical centre, including land off Haughton Road, which releases the land at Thomas Beddoes Court for residential development.

Before we submit a new planning application to Shropshire Council, we gave local people the opportunity to provide their feedback on our emerging scheme through a public consultation.

These comments will be taken into account as we finalise our masterplan and prepare to submit our planning application.

  • The development site

The proposed development site covers an area of approximately two hectares and is located to the south of Shifnal town centre, forming part of our existing Thomas Beddoes Court development.

The site is bordered by the Taylor Wimpey homes to the south and west, and existing residential properties off Silvermere Park to the north. There will be a landscape buffer created to separate the new homes from the existing houses within Thomas Beddoes Court, while a pond lies between the proposed development site and the homes to the north.

The land to the east of the site has outline planning permission for residential development.

We intend to apply for planning permission for 42 new homes, which will include small starter and family homes, as well as a proportion of affordable housing.

The scheme will deliver a mix of properties, including two and three-bedroom properties, five of which will be made available for shared ownership and rented housing.

The houses will comprise predominately terraced and semi-detached properties, and none will exceed two storeys in height.

Parking will be provided in the form of garages, driveways and allocated parking, while the new homes will be accessed via two cul-de-sacs off Wolverhampton Road. The scheme will also feature new landscaping.
