    We are preparing plans for a new residential development of up to 700 high-quality homes, along with a new local centre, primary school, public open space and children’s play areas, on land at Grove Farm in Backwell.

    We are proposing to submit an outline planning application to North Somerset Council (NSC) in the near future. The proposed development site, outlined in red on the map opposite, is primarily farmland, and covers an area of 40 hectares.

    As a considerate and responsible developer, we strive to ensure that local people, businesses and community groups are kept fully informed of our proposals – and give them every opportunity to comment on our plans so we can respond positively to local views.

    The deadline for submitting feedback, which was extended to Friday 1st December 2017, is now closed. The comments we have received will be taken into consideration in formulating our final planning application.

    The proposed development site

    Our proposed development site at Grove Farm is located to the north of Main Road (A370), south of Moor Lane and to the west of Backwell itself.

    The emerging Joint Spatial Plan (JSP) identifies Nailsea and Backwell as a potential strategic location for new development to be delivered alongside significant new infrastructure and improvements to the existing transport network.

    Grove Farm has been identified as a suitable location for development, with sufficient land identified to accommodate around 700 dwellings. The policy will require new development to deliver good walking and cycling connections to the rest of Backwell, to a new school and to a new transport interchange at Nailsea and Backwell railway station.

    In conjunction with the JSP, a Joint Transport Plan (JTP) has also been produced which outlines proposals for significant improvements to the transport network across the region, links to which will be delivered alongside the proposed new development.
