    We are preparing a Reserved Matters application for residential development of up to 96 homes on Land at Round Oak Farm, Cheddar. The application includes the provision of 30% affordable homes, ensuring that local people are able to live and work in the local area.

    The land, which is accessed from Upper New Road is surrounded by countryside giving this development a lovely outlook for its mixed range of homes including 1,2,3 and 4 bedroom homes. This is in the form of maisonettes, terraces, semi-detached and detached homes with on-plot parking.

    The site was granted outline planning permission from Sedgemoor District Council in May 2020.

    About Oak Park

    The proposed development site is located on the north western edge of Cheddar and is bounded by Axbridge Road to the north-east, Round Oak Road to the south and Upper New Road (A371) to the west.

    The site is approximately 8.2 hectares (20 acres) in size and consists of several agricultural fields in connection with Round Oak Farm

    What is proposed at Oak Park

    We are currently preparing a layout for submission for the residential development which will be shaped by discussions with the planning authority.

    Key elements of the proposed development will be as follows:

    • The scheme has been designed to work within the constraints and opportunities of the site to create a sustainable development
    • Up to 96 new high-quality homes
    • A mix of property types and sizes, including 1-4 bedroom homes in in the form of maisonettes, terraces, semi-detached and detached homes
    • Provision of affordable housing (30%)
    • New vehicle junction access from Upper New Road
    • Additional pedestrian/cycle access via Axbridge Road and Round Oak Road in order to encourage and facilitate walking and cycling for local journeys
    • Car parking will be provided for residents and visitors, in line with Local Authority policy requirements and standards
    • Additional secondary and tertiary roads to provide access to outer edges of development
    • Two area’s of children’s play spaces provided within public open space
    • Retention and protection of existing landscape and ecological features wherever possible including hedgerows, Holwell Rye through the centre of the site and marshland area in south-western corner

    Additional planting to filter views of the development and respect the countryside setting.

  • Community

    A new community in Cheddar

    We believe our proposals will carry wider benefits to the community beyond the provision of new homes. These benefits will include a number of financial contributions that will be made towards the local community as part of our proposed development, in agreement with the relevant local authorities.

    These will be in the form of a Section 106 Agreement and Community Infrastructure Levy (CIL). Further details of these contributions will be released once finalised with the council.
