    We are working in partnership with Summerfield, Bovis Homes and Mactaggart & Mickel to promote a site to the south-west of Comeytrowe, Taunton, for a mixed-use development.

    The site is located to the south-west of Comeytrowe Road and the proposed development will include up to 2,000 new homes, plus mixed employment use, a new primary and secondary school, a park-and-ride scheme, a local shopping centre, new playing pitches, allotments and public open space.

    We and our consortium partners have carried out an extensive public consultation, giving local people the opportunity to find out more about the proposed development and to give their feedback on the emerging scheme.

    Following this consultation, a planning application was submitted to Taunton Deane Borough Council, and we are now awaiting determination of this application.

    If the initial masterplan application is approved by the council, detailed proposals for the development will then be prepared on a phase-by-phase basis, with further public consultation to take place as these individual schemes are developed.

    About the site

    The proposed development site covers an area of 116 hectares in total and is located across several parcels of land to the south-west of Comeytrowe Road.

    The site falls within an area identified in Taunton Deane Borough Council’s Core Strategy as a broad location for the delivery of between 1,000 and 2,000 new homes. The land at Comeytrowe is considered the most sustainable location for a strategic urban extension in the Taunton urban area, after Monkton Heath.

    A ridge in the west of the site is identified as a Special Landscape Feature and will act as a buffer, enclosing the site and restricting its visibility from the west.

    The majority of the proposed development land lies within Flood Zone 1 (low risk) but surface water drainage will be required to ensure that the development does not increase the risk of flooding to the site and neighbouring areas. A full site-specific flood risk assessment and drainage strategy will be prepared and submitted as part of the planning application.

    A number of detailed technical studies have been carried out as part of the pre-application process to ensure that our proposals respond to important site features and the local context, including:

    What's proposed?

    We and our consortium partners have prepared a development masterplan for the proposed Comeytrowe scheme. This has been shaped through workshop groups, public consultation and discussions with Taunton Deane Borough Council and takes into account the constraints and opportunities of the site.

    Key elements of the proposed development are as follows:

    • Up to 2,000 new homes
    • A new primary school
    • A range of employment uses creating up to 1,000 new jobs
    • A park-and-ride scheme
    • A local centre with shops and community facilities
    • New sports pitches
    • New pedestrian and cycle routes
    • Community allotments
    • Public open space

    The employment land is to be located in the northern part of the site close to the A38 Wellington Road, with the park-and-ride scheme adjacent to this. The new primary school will be in the centre of the development site, while the secondary school is in the southern section near Trull. There will be two locations within the site featuring sports pitches and community allotments, and public open space throughout the development area.
