Taylor Wimpey are intending to submit a planning application to Rotherham MBC.

    The site just sits off Kilnhurst Road, opposite Rawmarsh Sandhill Primary School. It is also adjacent to the existing residential development off The Bridleway & Leverick Drive.

    The location is just over 6 miles to both the M1 & M18 & has the benefit of being centrally located for comfortable access to Rotherham, Doncaster, Barnsley & Sheffield.

    This land has the benefit of being allocated for housing within Rotherham MBC’s local plan (Reference H15) which was adopted in June 2018, therefore the principle of development at the site is deemed acceptable. Taylor Wimpey intend to submit a Full Planning Application for 145 dwellings in January 2021.

    What's proposed

    A total of 145 dwellings is proposed which will contain a mixture of 2,3 & 4 bed properties to suit all parts of the housing market. The designs will integrate into the local surroundings but will benefit from the latest technology in respect of insulation & low maintenance.


    A single vehicular access from Kilnhurst Road will serve all the dwellings & the overhead power lines currently crossing the site will be removed.


    There are planning policies and other material considerations that the Council will assess the planning application against before making any decision. Taylor Wimpey have engaged the Council in comprehensive pre-application discussions to discuss the salient planning issues to ensure all matters are addressed appropriately.


    The planning application is due to be submitted towards the end of January 2021.
