    Lark Grange Phase 2

    We have recently submitted detailed plans for the latest phase of residential-led development at Lark Grange.

    Following an initial public consultation event held in November 2013, a submission was made for the wider site at Lark Grange comprising a development of 500 new homes supported by a new school, local centre and public open space.

    As part of this, detailed plans for the first phase of development on the site for 100 homes were submitted (Phase 1), with the remaining 400 new homes for the later phases submitted as an outline application. Permission was granted for the full (Phase 1 – 100 new homes) and outline (400 new homes) submissions in February 2016.     Phase 1 at Lark Grange – comprising 100 high-quality new homes – is now currently under construction with the first properties now on sale, having launched in April 2017. To find out more about the new homes in Phase 1 at Lark Grange, click here

    Our latest plans are for the next phase of development – Phase 2 – which is shown on the plan pictured in the context of the wider Lark Grange masterplan area. Further information about our Phase 2 proposals can be found on these pages.

    The public consultation period for our Phase 2 proposals closed on Tuesday 28th March 2017.

    About the site

    The proposed development site for Phase 2 at Lark Grange is located on land to the north of Mount Road, Bury St Edmunds, and to the east of Phase 1.

    The parcel of land for Phase 2 covers an area of 3.37 hectares (8.32 acres).

    Key elements of Phase 2 at Lark Grange:

    • 80 new homes
    • A mix of 1, 2, 3, 4 and 5-bedroom homes
    • 30% of the new homes (24 plots) to be allocated as affordable housing
    • Areas of public open space, including a Local Equipped Area for Play (LEAP)
    • Structural Landscaping
    • Property designs and building materials consistent with approved Phase 1 proposals
    • Two points of access – including one from the west via the existing access for Phase 1 and one from the south via a new roundabout.

    Community benefits
