We are preparing proposals for a new development of homes, a school and commercial units on land at Chantry Vale, Ipswich.

    Wolsey Grange

    On 10th February 2016, our plans for a new development on land to the north of London Road, Ipswich were reviewed by Babergh District Council's planning committee, who reached a resolution to grant planning permission for the first phase of 145 homes along with outline permission for a further 330 homes, a school and commercial units at Wolsey Grange.

    The site has already been identified for mixed-use development in Babergh District Council’s Core Strategy and Policies document, which sets out the council’s plans for the growth of the local area up to 2031.

  • What's proposed

    OUTLINE PROPOSALS
    The outline proposals for the 29.7ha site comprise the following developments:

    • Residential development, providing up to 475 dwelling houses;
    • 1.2ha for the development of a half-form entry Primary School;
    • 4ha for employment development, to include A3, A4, A5, D1, D2 and Sui Generis uses;
    • Public open space, including children’s play areas;
    • associated landscaping, including 5.39ha of Green Infrastructure (includes land to the North of the A1071 but not the attenuation basins);
    • sustainable urban drainage systems; and
    • highway improvements.

    PHASE 1: DETAILED DESIGN
    The first phase will include:

    • Development of 145 residential dwellings (including 20% affordable) to the east of the site between the A1071 and Poplar Lane.
    • Upgrading of the Poplar Lane junction with the A1071 to facilitate access to Phase 1 via Poplar Lane.
    • Significant highway improvements to Poplar Lane.
    • A Local Equipped Area of Play contained within the area of Public Open Space to the south west of the site.
    • A pumping station located just south of Poplar Lane next to the Holiday Inn.
    • Significant areas of green infrastructure to contain two drainage attenuation basins

    Wolsey Grange Masterplan - Public Consulation

    In January 2015 we held a public consultation event at the Holiday Inn, Ipswich to inform the local community of our initial masterplan proposals for Wolsey Grange. The event was attended by more than 200 people and we received some very useful feedback from residents, councillors, businesses, community groups and other local stakeholders.

    The feedback received during this initial public consultation, along with on-going discussions with Babergh District Council and Suffolk County Council, has been used to help us develop our masterplan.

    Planning Application Submission

    We submitted a planning application to Babergh District Council in July 2015 seeking outline consent for the whole Wolsey Grange site as well as detailed consent for the Phase 1 residential development.

    The resolution to grant planning approval is subject to the signing of the Section 106 Legal Agreement. This is expected to take place in June 2018, with works commencing on site in Winter 2018.
