Wolsey Grange Phases 1b and 2

Taylor Wimpey has received Reserved Matters approval for the remainder of Phase 1, on land south of the A1071, referred to as ‘Wolsey Grange 1B’. Construction is expected to commence in Spring 2021.

Taylor Wimpey is also looking to submit an Outline Planning application relating to the emerging Local Plan allocation for new homes and infrastructure on land north of the A1071, referred to as ‘Wolsey Grange 2’.

    We have received Reserved Matters approval for the remainder of Phase 1, on land south of the A1071, referred to as ‘Wolsey Grange 1B’. 

    We are also preparing an Outline Planning application relating to the emerging Local Plan allocation for new homes and infrastructure on land north of the A1071, referred to as ‘Wolsey Grange 2’.

    Background

    Land South of the A1071 (Wolsey Grange 1) has been promoted for development since 2006. In January 2014, Babergh District’s Core Strategy document was formally adopted. Wolsey Grange 1 is allocated within this document for a mixed-use development (Policy CS7). The principle of development on Wolsey Grange 1 has therefore been considered acceptable by the Local Planning Authority for some considerable time. Development of Wolsey Grange 1a, relating to the approved 145 homes, commenced in 2019 and is currently progressing. 

    Babergh and Mid Suffolk District Council is now progressing a new Local Plan, which will inform the Districts’ growth until 2036. This joint Local Plan is currently out for consultation and Wolsey Grange 1 has again been identified (LA014) within the consultation document. Land North of the A1071 (identified as Wolsey Grange 2), has also been included as a preferred site for residential development (allocation LA013).

    Wolsey Grange 1b - land south of the A1071

    Taylor Wimpey has received Reserved Matters approval for 305 homes on the remainder of the Wolsey Grange 1 site, identified as Wolsey Grange 1b. Given the outline consent established the principle of development, the reserved matters proposals relates to design, scale, layout, massing and landscaping. 

    Wolsey Grange 2 - land north of the A1071

    Wolsey Grange 2 will make a valuable contribution to the local housing need whilst also delivering community and education facilities.

    Our current plans include:

    • Approximately 800 new homes
    • Mix of house types
    • 35% affordable housing
    • Land for a new primary school
    • New and enhanced pedestrian and cycle routes
    • New public open space with the integration of water management
    • New tree planting and sensitive consideration for Chantry Park and other heritage assets.

    The Wolsey Grange development will offer many benefits to existing and new residents including:
