    Overview

    We are currently preparing a reserved matters planning application for a new residential development of 70 homes, including 33% affordable housing, on land south of High Road, Trimley St Martin.

     

    Suffolk Coastal District Council granted outline planning permission for the development, a public open space and associated infrastructure, in March 2018. 

     

    The site is located on the western edge of Trimley St Martin, directly abutting High Road, and is sited between existing housing on Grimston Lane and Trimley Sports and Social Club.

    About the site

    The site is located within the village of Trimley St. Martin, adjacent to the wider built up area of Felixstowe, Walton and the Trimley villages.

     

    It is bound by High Street to the east, and residential properties to the north-west with Grimston Lane beyond. Beyond the south-eastern boundary is the Trimley Sports and Social Club with its associated playing fields. To the south-west are agricultural fields with the Felixstowe rail-line beyond.

     

    The site extends to 2.45 hectares and is currently in arable agricultural use, essentially flat and largely featureless. A public footpath runs through the site in a broadly north/south direction from High Road and continues beyond the site into the open countryside beyond.

     

    Surrounding the site is a range of local facilities including the Trimley Sports and Social Club, Memorial Hall, Hand in Hand Public House, and Trimley Methodist Church.

    Our proposals include:

    • 70 one to five-bedroom properties, of which 33% will be affordable
    • Two access point are provided onto High Road
    • A village green space
    • Retain and enhance existing public right of way
    • Widening of exciting road and footpath along High Road
    • Sustainable drainage measures

    Our proposals will follow the principles of the indicative site layout submitted with the outline application. The housing is set within a high quality landscaped environment with a village Green to the High Road frontage. The design seeks to enhance the heritage character, countryside setting and key views to the rural vistas beyond the site whilst delivering a high quality residential layout.

     

    Dwellings are set back from the northern boundary to the street edge, offering this buffer space as a landscaped village green providing a green setting to the development.

    The existing PRoW running through the site is maintained and a strong frontage is provided along the route, integrating it into a linear green space running north to south through the centre of the site.

    Two access points are provided onto High Road with the location of the junctions as approved under the Outline Application. A hierarchy of pedestrian and vehicular routes are proposed within the development, with mews roads accessed off the main access roads into the development site.

    In addition to the provision of both market and affordable housing, and onsite open space, we will be making financial contributions to the Council via the Community Infrastructure Levy (CIL) which helps to pay for new and improved infrastructure in the area. In addition to this we will also be making financial contributions towards the local community under the terms of the Section 106 agreement for this development, including the following:

    • Primary School Contribution
    • Primary School Land Contribution
    • Public Transport Contribution
