    Plans for new homes at Northumbria University's Coach Lane Campus West, Benton

    Taylor Wimpey has been granted planning permission for the provision of circa 63 new homes on the southern section of Northumbria University's Coach Lane Campus West, Benton. The houses will range from 2 bed starter homes to 5 bedroom homes. There is also a provision of 9 affordable homes on the site.

    Our reserved matters application was submitted in late December and we are hoping for a planning decision in March 2017.

    About the Site

    Taylor Wimpey is proposing to develop on land at Coach Lane Campus West, Benton.  The site is currently owned and managed by Northumbria University who obtained outline planning permission in 2010 for residential development.   The outline approval has been renewed in 2016 and Taylor Wimpey are hoping to deliver a reserved matters application for 63 new build dwellings in December to the lower disused parcel of land to the west campus.  The site has been historically used for the medical teaching and accommodation for the University, however the buildings are now surplus to requirements.  Demolition of the existing buildings forms part of our redevelopment of the land.

    Our Development Proposals

    The site is proposed for redevelopment as residential housing with associated gardens, landscaping, parking and roadways. The site will consist of circa 63 new homes, 9 of which are set to be affordable housing.  The development proposal has been sympathetically designed to retain as much of the mature landscaping as possible. The development offers strong frontage to Coach Lane and has excellent transport links to Newcastle City Centre.

    Community Benefits for Benton that the Project can Deliver

    The redevelopment of Coach Lane Campus West will not only provide a range of new housing that will contribute greatly towards Newcastle City Council's requirement of new homes, but also facilitate the introduction of new local amenities and facilities, as well as the enhancement of existing ones that could otherwise not be provided or sustained.

    The project can provide a host of benefits to the local community, such as:

    • Emphasis will be placed on employing local labour through the construction phase
    • Delivery on a range of housing to meet the needs and aspirations of the whole community. There will also be a provision of affordable housing units, and housing designed to meet the needs of first time buyers, key works and families
    • The project will have a legal agreement in place, called a Section 106 Agreement, that will cover the Local Authorities  requirements for improvements to items such as local amenities and education. Any off-site highways improvements that are necessary to accommodate the development will also be secured through a legal agreement with the Local Authority.
