    Plans for New Homes for Land at Usworth

    We are seeking planning permission for the provision of circa 208 new family homes on Land at Usworth, Washington. The house types will range from 2 bed starter homes to 4 bed family homes. There will also be an allocation of 15% of affordable housing with a mixture of social rent and discounted from market value.


  • About the site

    Site Location

    Taylor Wimpey North East is preparing to submit a planning application for the development of land at Usworth, Washington. The site is located to the Northern edge of the Village of Usworth. The site was formerly occupied by Usworth Comprehensive School, which was demolished in 2007. The North Eastern section of the school site has subsequently been developed to provide Sunderland College, Washington, with the remaining area to the East and South making up this proposed development site.
    The Sunderland Strategic Housing Market Assessment (SHMA) has identified a clear demand for the provision of larger 3+ bedroom detached dwellings within Washington and we believe our proposed development will help meet this demand. The development will also help facilitate the introduction of new local amenities and facilities, as well as the enhancement of existing ones that otherwise could not be provided or sustained.

    The project can help to provide a host of benefits to the local community, such as:

    • Employ local labour through the construction phase
    • Deliver a range of housing needs and aspirations for the whole community. Such as first time buyers, families, the down sizer market and key workers.
    • The development will have a legal agreement in place known as a Section 106 Agreement. This is where the Local Authority will lay out any requirements necessary such as contributions to any amenity improvements and education.

    Our Development Proposal

    The site is proposed for development as residential housing with associated gardens, landscaping, parking and roadways. The development proposal has been sympathentically designed to esnure that we compliment the character of the surrounding area,  with strong emphasis on fitting in with existing dwellings. Our proposed housetypes range from 2-4 bedroom homes with 15% affordable, in order to appeal to a wide range of the market.
