    Land off Tamworth Road, Coventry (Phase 2)

     

    We are preparing a reserved matters planning application for the second phase of a wider development of 719 high-quality homes on land off Tamworth Road, Coventry. Phase 1 will provide 323 new homes and received planning permission in November 2019 and construction started in Summer 2020. Phase 2 will provide 396 new homes.

     

    The site forms part of the Keresley Sustainable Urban Extension, which is an area of land set aside for housing in the adopted Coventry Local Plan.  Through the Local Plan process, the land was removed from the Green Belt and allocated for the development of 3,100 homes as well as shops and a primary school.

     

    In February 2018 Coventry City Council granted outline planning permission for the development of 800 homes, a local centre, the primary school, public open space, allotments and a nature conservation area.

     

    Our current proposal for 396 homes is for the second phase of development.

    Together the two phases cover approximately 92 acres. Currently the site comprises predominantly agricultural fields. The site is bordered to the west by Tamworth Road, to the east by Bennetts Road South and to the north by the Hall Brook, with the majority bounded by open fields and a small stretch of existing residential development backing on to the eastern edge off Bennetts Road. The site excludes both the golf driving range and the Royal Court Hotel.

    Our development has been designed according to principles laid out in Coventry City Council’s Draft Urban Extension Design Guide Supplementary Planning Document (SPD), which includes guidance on how developers should consider high-quality design, materials and public realm to create communities where people aspire to live, work and visit. We have also worked according to the council’s Indicative Keresley Masterplan document. 

    Our proposed design follows the masterplan approved in the outline planning permission while addressing further constraints as they have emerged.

     

    This includes the need for stand-off distances from ponds and other nature conservation areas on the site, as well as constraints associated with the gas main and pylons which cross the site. The layout also allows for a planned link road, to be delivered by Warwickshire County Council.

     

    The development includes:

    • 719 new homes, including 25% affordable housing
    • A range of housetypes from one to five-bedroom properties 
    • Access via a new junction with Tamworth Road 
    • A significant amount of open space including an on-site play area and allotments
