We have prepared plans for a proposed development of up to 143 new homes on land to the north of Campden Road in Shipston-on-Stour.

    We have drawn up proposals for a new development of 143 high-quality homes on land North of Campden Road in Shipston-On-Stour.

    The site sits adjacent to our newly approved site South of Campden Road. This development was approved in March 2017 for 95 new homes and is due to commence at the end of the year.

    Outline planning consent was granted for 143 residential homes in June 2015 with planning reference 14/00318/OUT. A Section 106 agreement has been completed for the site to deliver community benefits to the local area.

    We propose to submit a reserved matters planning application for our proposed development, which will seek to deal with detailed issues that have not already been approved at outline stage, such as property design, layout and landscaping. 

    Under our proposals, 35% of the new homes on our development will be provided as affordable housing, to be administered by a council-approved registered provider for local people in housing need.

    In order to allow local people to find out more about our emerging proposals, we held our Public Consultation event on October 20th. The exhibition boards used at this event are available to view by clicking here.

    The newsletter invited local residents to come and view our proposals and have the opportunity to comment on the detailed design. We provided an email address to collate any comments received. The deadline for submitting feedback has now passed and comments received will help us to refine our plans before we finalise and submit the reserved matters planning application to Stratford-On-Avon Council.

    About the site

    Our application site lies to the north of Campden Road. The site slopes up from Campden Road to the northern boundary. Beyond that boundary to the north of the site are further open fields. To the south and west of the site are existing planning consents for Residential Development which are currently being developed. To the east are existing houses and a Social Club. The gross area of the site is 4.74 hectares (11.71 acres).

    Our development is designed to work within the constraints and opportunities of the site. It is a scheme that respects the area’s surroundings as well as the principles set out in the approved outline planning permission.

    Our proposals include the following key elements:

    • 143 high-quality new homes

    • A mix of property styles and sizes to suit people in a range of circumstances

    • A Strategic Housing Market Assessment (SHMA) compliant mix of homes including one, two, three and four-bedroom properties including 19% bungalows

    • A 35% provision of affordable housing including one, two, three and four-bedroom homes, as well as bungalows

    • Public open space including an area of play and footpath connections

    Community benefits

    The Section 106 agreement includes the provision of affordable housing (35%) plus many other economic benefits associated with this proposed development. These include financial contributions to be made towards a range of local facilities.
