    In June 2016 we received planning permission from Stratford-on-Avon District Council to deliver a high-quality residential development off Napton Road in Stockton.

    The proposed development sites

    The proposed sites for our development are located on either side of Napton Road, to the north and south. Napton Road is a quiet through road within walking distance of the village centre.

    The North site is bound to the south by Napton Road and bordered by fields along the northern boundary. To the east is a local football club and associated pitches, while to the west is The Nelson Club, a member’s only club, and existing residential housing.

    Meanwhile, the South site is bordered by agricultural fields to the north and east, while to the south there are existing farm buildings. Residential housing built approximately 10 years ago borders the west.

    Key elements of our development are as follows:

    • 73 high-quality new homes
    • A mix of property types and sizes to suit people in a variety of circumstances, including one, two, three and four-bedroom designs
    • Homes include detached, semi-detached and terraced houses, plus a proportion of bungalows
    • 35% will be delivered as affordable housing
    • The scheme includes public open space, including a LAP (Local Area for Play)
    • The proposals adopt the principle of Sustainable Drainage (SuDS) to ensure that the rate of surface water run-off will be no greater than current greenfield rates
    • Both the North and South sites will be directly accessed via Napton Road
