    Land off Sefter Road

    We are currently drawing up proposals for a new development of up to 250 homes on land off Sefter Road in Pagham, Bognor Regis.

    Our proposals include the provision of land for a new one-form entry primary school, a site for a new multi-purpose community facility and significant areas of open space including a 2.1km recreational footpath.

    Arun District Council’s emerging Local Plan requires that an annual average housing requirement of at least 850 new homes per annum are built for the District, and potentially up to 1,000 new homes. Not enough homes have come forward recently, and this scheme will contribute towards the delivery of meeting this need.

    Under our proposals, 30% of the new homes will be provided as affordable housing, to be administered by a council-approved housing association.

    In order to give local residents and stakeholders the opportunity to find out more about our emerging proposals, we held a public exhibition at the Aldwick Royal British Legion, 20 Hewart's Lane, Bognor Regis, PO21 3DS, on Wednesday 20th July between 2pm and 7.30pm.

    By coming along to our consultation, visitors were able to view our emerging proposals, speak to experts from our project team, ask questions and provide us with their feedback on the scheme.

    The comments we received from local residents during the event and the two-week public consultation period that immediately followed will help us to refine our emerging plans before we finalise and submit a planning application to Arun District Council in due course.

    The proposed development site is located to the north of Sefter Road and Osborne Way, and the west of Lincoln Avenue.

    The land is in agricultural use and covers an area of 13.50 hectares (33.36 acres), of which 7.18 hectares (17.74 acres) is planned for housing.

    We are seeking planning approval for up to 250 new homes on the site.

    Our development is designed to work within the constraints and opportunities of the site and is a scheme that respects the area’s surroundings.


    Our proposals include the following key elements:


    • Up to 250 high-quality new homes

    • A mix of property types and sizes to suit people in a range of circumstances

    • A provision of affordable housing (30%)

    • Significant areas of open space including a LEAP and a 2.1km recreational footpath around the site’s perimeter.

    • Land for a new one-form entry primary school

    • A site for a new multi-purpose community facility to serve local people and groups, including the Sea Scouts

    • Vehicular access to be taken from Sefter Road to the south-west of the site, and a secondary access point for pedestrians and cyclists to be established off Rose Green Road to the south-east of the site.

    Community benefits

    We believe our proposals will carry wider benefits to the community of Bognor Regis beyond the provision of much-needed new homes.

    These benefits will include a number of significant financial contributions that will be made towards the local community as part of our proposed development, in agreement with the relevant local authorities.

    These will be in the form of a Section 106 Agreement and further details of these contributions will be released once finalised with the council.
