    Taylor Wimpey is thrilled to have completed the purchase of a piece of land in Ockley Lane, Hassocks. We now have the opportunity to transform this site into a new community for Hassocks where we can create the right type of homes and facilities. 

    The site benefits from Outline Planning Consent for approximately 500 homes. A reserved matters planning application is due to be submitted in the upcoming months. 

    Ockley Lane, Hassocks is located to the north of the village of Hassocks, a desirable Mid Sussex village with outstanding schools and a train station with regular services to London and Brighton.

    About the site

    This 74.6 acre greenfield site, located in Mid Sussex, benefits from outline planning consent for 500 homes, a 2-form entry primary school and a community building. The outline application was approved on 16 March 2020, securing the access to the site off Ockley Lane. Taylor Wimpey South Thames will submit our reserved matters application later this year, with a view to gaining full planning permission by the end of 2021.

    Situated on the northern edge of the village of Hassocks, the site is located 7 miles north of Brighton and 40 miles south of London. Hassocks station, approximately 1 mile away from the centre of the site, benefits from 4 services per hour to London serving Gatwick and a number of London terminals in just over an hour. Southbound services, running 4 times per hour serve Brighton and Hove. These services make the village popular with commuters.

    In addition to the train station, the village benefits from Ofsted Outstanding rated Hassocks Primary School and Downlands Community [Secondary] School, local services including a Sainsbury’s Local and several independent shops, cafés and pubs, and is on the doorstep of the South Downs National Park.

    500 homes ranging from 2 to 5 bedroom properties of which 150 (30%) will be affordable. The planning permission will also see a pedestrian tunnel under the London to Brighton railway line, a community building and a primary school delivered (won't be built by Taylor Wimpey).

    • £5,338,000 in education contributions to be used to fund the delivery of the on site primary school as well as expansions at both the Downlands Community Secondary School and Haywards Heath Sixth Form College
    • £565,000 towards the development of additional or improved football pitch and/or tennis court provision and ancillary facilities in Hassocks Parish
    • £326,000 towards health care infrastructure improvements for Hassocks or towards Hassocks Health Centre
    • £324,000 contribution to either the community building to be delivered on site by the District Council or an extension to an existing community building in Hassocks
    • £155,000 towards development of services at Hassocks Library
    • £86,000 in contributions to Hassocks NPT and Burgess Hill Police Station
    • Various highway and footpath improvement works in Hassocks, including the provision of a new bridleway connecting Hassocks to Burgess Hill
