    Constraints and opportunities plan

The site is also surrounded by existing sustainable transport links with bus stops within acceptable walking distance providing connections to Mirfield, Roberttown, Dewsbury, Huddersfield & Leeds. In addition, the existing  pedestrian & cycle infrastructure is of very good quality adjacent to the site.

  • Whats proposed

The residential site is to be developed with a single vehicular access from Leeds Road & has 166 new dwellings proposed. These will be a mixture of 2-5  bedrooms properties in both 2, 2.5 & 3 storey & detached, semi & terraced format.

A large area of public open space is proposed through the site which incorporates the existing public right of way & surface water balancing lagoons. The new dwellings will front on to this area & will be fully landscaped to enhance its appearance.

There will also be a landscape buffer within the site perimeter boundary, in particular between the existing housing fronting Sunnybank Road & Leeds Road to soften the impact of the new properties.
