    The planning application for 300 new homes on the land off Benson Lane, Normanton received a Resolution to Grant subject to section 106 Agreement at Wakefield Planning Committee on 15 November 2015.

  • Land off Castleford Road, Normanton

    The site is located to the north of Normanton on Castleford Road and has development to two sides, with Wakefield Council owned Open Space and the M62 creating the other boundaries. It covers approximately 25.5 acres and is currenlty utilised as agricultural land.

    The proposed application site is part of a housing allocation in the Wakefield Sites Specific policies Local Plan (adopted September 2012) and has an allocation reference number HS43 with a proposed development capacity of 550 houses, however the allocated site is larger than the current proposals. On the basis that the site has been allocated, the principle of development has been established on the site.

    The site is in a sustainable location within walking distance of the shops and services on Castleford Road. There are also a number of bus stops located near the site providing regular services.

  • Land off Castleford Road, Normanton

    Following discussions with Wakefield MDC and the commencement of our public consultation, we have started to develop a scheme which forms the basis of the planning application.

    The Key Characteristics of this proposal are:

    • 300 new family homes covering a range of types and sizes to meet local needs
    • Surface water drainage pond adjacent to the M62
    • Integration, retention and upgrading of existing footpath network
    • The delivery of a range of community measures as part of the section 106 contributions including a Public Open Space contribution

    We want your views on any element of the scheme proposals as this is what we intend to apply for permission to build.

  • Community Benefits from the development

    The development of land at Castleford Road, Normanton will provide a range of new housing that contributes towards Wakefield MDC's requirement to provide new homes over the next 15 years.

    The project can provide a host of benefits to the local community, such as:

    • A proportion of Affordable Homes to serve a local need.
    • Section 106 payments which may be requested by Wakefield Metropolitan District Council to education facilities, highways and public open space.
    • Employment generation and job creation over the 10 year build period
    • Wakefield Metropolitan District Council would receive an estimated total of £2 million in New Homes Bonus.
    • The development would increase spending with the local shops and services
