Our proposals for the land off St James Way, Crigglestone.

  • Overview

    The land off St James Way is already allocated for housing development in the Site Specific Policies Local Plan document. Taylor Wimpey has now received full planning approval for 44 family homes. This is an extension of the existing Pipers Green development currently under construction and is similar in its style and appearance.

  • About the site

    Crigglestone itself is a village on the outskirts of Wakefield, just off Junction 39 of the M1. The site is greenfield, currently used to graze horses, and is approximately 3 acres in size.

    The northern and eastern boundaries of the site border our Pipers Green development. There is existing housing along the western boundary and to the south is an area of green land being retained by the land owner. The site will be accessed off St James Way via our existing development.

    Wakefield is located on the eastern edge of the Pennines in the lower Calder Valley. It has all the benefits of being surrounded by countryside as well as the local amenities one would expect in a city of its size, including a variety of restaurants and shops. Within a 4 mile radius of the site there are a number of golf courses and parks, namely Pugney's Country Park (2.5 miles), Yorkshire Sculpture Park (3.5 miles). and Walton Colliery Nature Park (4 miles).

    Wakefield is convenient to both the M1 and M62 providing connections to the larger cities of Leeds, Manchester and Sheffield. Wakefield is also served by two train stations. Regular services from Wakefield Westgate take you into the heart of London in just 2 hours. The nearest airport to the site is Leeds Bradford International Airport, which can be found 26 miles away.

    Taylor Wimpey has now received detailed planning approval for 44 dwellings, consisting of 2, 3 and 4 bedroom homes in terrace, semi and detached format. The house types will be similar to those currently being built on our existing development, Pipers Green, as the 44 propoerties are an extension of this scheme.

  • Community benefits

    The scheme will generate employment and job creation over the build period, and will increase spending in the local shops and services. Through the planning process Taylor Wimpey has agreed with Wakefield MDC to pay a contribution towards both Education and Public Open Space in the area in addition to providing 30% of the units as affordable housing.

    this is in addition to our previous commitment on the Pipers Green development to pay a total of £560,000, to be spent on local infrastructure and services, including contributions towards transport facilities and local education.
