Our detailed planning application for 80 family homes on the land off Bradford Road in Wrenthorpe has been approved (subject to completion of a Section 106 Agreement) by Wakefield Council on 18 December 2014.

  • Our proposals for 80 new homes

    We submitted a detailed planning application for 80 new homes on the land adjacent to Bradford Road, Wrenthorpe in June 2014. This application has subsequently been approved following the completion of a section 106 agreement in April 2015.

  • Land off Bradford Road, Wrenthorpe

    The site is located to the north west of Wrenthorpe on Bradford Road and has development to three sides. It covers approximately 6.1 acres and is agricultural land with an existing bungalow (which will be demolished) and garden.

    The proposed application site is a housing allocation in the Wakefield Sites Specific policies Local Plan (adopted September 2012) and has an allocation reference number HS19 and has a proposed development capacity of 98 houses. On the basis that the site has been allocated, the principle of development has been established on the site.

    The site is in a sustainable location within walking distance of the shops and services on Wrenthorpe Road. There are also a number of bus stops located near the site providing regular services.

    Following discussions with Wakefield MDC, we have developed a detailed scheme which forms the basis of the planning application.

    The Key Characteristics of this proposal are:

    • 80 new family homes covering a range of types and sizes to meet local needs
    • 24 new affordable homes to be offered over a variety of tenures
    • Surface water drainage pond adjacent to Bradford Road
    • Integration and upgrading of existing footpath network
    • The delivery of a range of community measures as part of the section 106 contributions including a Public Open Space contribution

  • Community benefits from the development

    The development of land at Bradford Road, Wrenthorpe will provide a range of new housing that contributes towards Wakefield MDC's requirement to provide new homes over the next 15 years.

    The project can provide a host of benefits to the local community, such as:

    • 24 Affordable Homes to serve a local need.
    • Section 106 payments which may be requested by Wakefield Metropolitan District Council to education facilities, highways and public open space.
    • Employment generation and job creation over the 3 year build period 
    • Wakefield Metropolitan District Council would receive an estimated total of £592,000 in New Homes Bonus.  
    • The development would increase spending with the local shops and services

    80 house application APPROVED by Wakefield Council (subject to the completion of a Section 106 Agreement) - 18 December 2014

    Completion of Section 106 Agreement and full approval issued for 80 dwellings in April 2015.

    Commencement of Roads and Sewers works November 2016.

    The Public Footpath crossing the development is subject to a temporary diversion whilst works are under way. There will be directional signage in place.

    Proposed timescale for sales centre to open July 2017.
