We are currently preparing the reserved matters application for 120 new homes, this includes the provision of 40% affordable homes, ensuring that local people are able to live and work in the local area.

    Land at Showell Nurseries

    Following the approved outline for Showell Nurseries we are now currently preparing the reserved matters application for 120 new homes, this includes the provision of 40% affordable homes (48 homes), ensuring that local people are able to live and work in the local area.

    The Land which accessed from Patterdown Road is surrounded by countryside giving this development a lovely outlook for its mixed range of homes including 1,2,3 and 4 bedroom homes. This is in the form of apartments, terraces, semi-detached and detached homes with on-plot parking.

  • About the site

    Our proposed development site

    The proposed development is located just 2.2 miles South from the historic market town of Chippenham, and just 1.7miles North from the Village of Lacock. 

    On a wider basis, the site is located on the edge of the town of Chippenham which is within the north-west of the region of Wiltshire. Chippenham lies approximately 32km east from the nearby city of Bristol and 138km west of London.

    The development measures approximately 4.24 hectares and comprises a mix of brownfield and agricultural land.

    The site comes forward as part of the Core Strategy as it is part of the extension sites to the Chippenham Site Allocations (adopted in May 2017). The larger Rowden Park proposals have received outline planning permission, and we will be working with the developer as they proceed to their more detailed plans to ensure that our sites compliment one another.

    About our proposals

    The proposals which have been submitted to Wiltshire Council reflect the comments made by local residents at the consultation event.

    An illustrative masterplan for the proposed scheme has been shaped through the public consultation to inform the planning application for the development.

    Key elements of the proposed development are as follows:

    • The scheme has been designed to work within the constraints and opportunities of the site to create a sustainable development
    • Up to 120 new high-quality homes
    • A mix of property types and sizes, including apartments and detached houses
    • Provision of affordable housing (40%)
    • Vehicle access from Patterdown Road
    • Car parking will be provided for residents and visitors, in line with Local Authority policy requirements and standards
    • Pedestrian/cycle links proposed to Rowden Park which is located to the north of the site, in order to encourage and facilitate walking and cycling for local journeys
    • A new children’s play area to be provided within an area of green open space
    • Retention of existing trees and vegetation wherever possible
    • Additional planting to filter views of the development and respect the countryside setting.

    Community benefits

    We believe our proposals will carry wider benefits to the community beyond the provision of new homes.

    These benefits will include offsite footpath being constructed, and number of financial contributions that will be made towards the local community as part of our proposed development, such as public art, off-site open space, cycle links, public transport, waste and recycling and primary school contributions all in agreement with the local authority.
