    Land at Showell Nurseries

    We have submitted an outline planning application for a residential development of up to 120 new homes on land at Showell Nurseries, Chippenham. The application includes the provision of 40% affordable homes, ensuring that local people are able to live and work in the local area.

    The land, which is accessed from Patterdown Road, gives us an opportunity to deliver a mixed development of homes, from one-bedroom apartments up to four-bedroom family homes, with parking and public open space.

    The proposals submitted to Wiltshire Council reflect the comments made by local people, Chippenham Town Council and Lacock Parish Council.

    This site comes forward as part of the Wiltshire Core Strategy as it is part of the extension sites to the Chippenham Site Allocations (adopted in May 2017). The larger Rowden Park proposals have received outline planning permission, and we will be working with the developer as they proceed to their more detailed plans to ensure that our sites complement one another.

    The proposed development site is located just two miles from the historic market town of Chippenham. The site measures 4.24 hectares (10.4 acres) and comprises a mix of brownfield and agricultural land.

    In order to achieve the five-year housing land supply identified within the Wiltshire Core Strategy, there is a requirement for the short-term delivery of housing in strategic allocations. This scheme will contribute up to 120 new homes towards this need.

    About our proposals

    The proposals which have been submitted to Wiltshire Council reflect the comments made by local residents at the consultation event.

    An illustrative masterplan for the proposed scheme has been shaped through the public consultation to inform the planning application for the development.

    Key elements of the proposed development are as follows:

    • The scheme has been designed to work within the constraints and opportunities of the site to create a sustainable development
    • Up to 120 new high-quality homes
    • A mix of property types and sizes, including apartments and detached houses
    • Provision of affordable housing (40%)
    • Vehicle access from Patterdown Road
    • Car parking will be provided for residents and visitors, in line with Local Authority policy requirements and standards
    • Pedestrian/cycle links proposed to Rowden Park which is located to the north of the site, in order to encourage and facilitate walking and cycling for local journeys
    • A new children’s play area to be provided within an area of green open space
    • Retention of existing trees and vegetation wherever possible
    • Additional planting to filter views of the development and respect the countryside setting.

    Community benefits

    We believe our proposals will carry wider benefits to the community beyond the provision of new homes. These benefits will include a number of financial contributions that will be made towards the local community as part of our proposed development, in agreement with the relevant local authorities.

    These will be in the form of a Section 106 Agreement and further details of these contributions will be released once finalised with the council.
