Land at South Marston - East Villages - Swindon - Wiltshire

Together with our development partners we have prepared proposals for a new mixed-use development including up to 2,380 homes at South Marston, Swindon.

  • Land at South Marston

    We are working in partnership with Hallam Land and Hannick Homes to promote a site at South Marston, Swindon, for a new mixed-use development.

    The site is located just to the south and east of South Marston, east of the A419 and north of the A420. The proposed development will include up to 2,380 new homes, together with an extended and new primary school, new local centre and associated community infrastructure.

    We and our partners have carried out extensive public consultation, giving the local community the opportunity to comment on and influence the proposals.

    A planning application was submitted to Swindon Borough Council in November 2013 and is currently awaiting resolution.

  • The proposed development site

    The proposed development covers an area of approximately 152 hectares and is located north of the A420 and east of the A419 at South Marston, Swindon.

    The site falls within an area allocated by Swindon Borough Council as part of the proposed Eastern Villages development area.

    A number of detailed technical assessments have been carried out as part of the pre- and post-application process to ensure that our proposals identify and mitigate where possible any effects of the proposed development. The studies include:

    • Flood risk assessment and drainage strategy
    • Access and transport arrangements, together with comprehensive traffic modelling for the area local to the site
    • Landscape and ecological surveys
    • Topographical surveys
    • Landscape and visual assessment
    • Heritage and archaeological assessments
  • About our proposals

    Taylor Wimpey UK Ltd and our consortium partners have jointly prepared a development masterplan for the proposed scheme. This has been shaped by workshop groups with the local authority and Parish Council and takes into account the constraints and opportunities of the development area.

    The key elements of the development proposal are as follows:

    • Up to 2,380 new houses, a proportion of which will be affordable
    • A mixed-use local centre
    • Community uses
    • Primary school
    • Green Infrastructure including formal and informal open space
    • New pedestrian and cycle routes
    • Allotments
  • Application timeline

    • November 2013 – planning application submitted to Swindon Borough Council
    • Summer 2016 – anticipated resolution to grant planning permission
