    A new development of 64 homes on land off Wyre Road, Pershore.

    The application site already benefits from outline planning permission for the development of up to 64 new homes, which was granted in February 2016 following completion of a Section 106 Agreement.

    The site has been allocated for residential development in the recently adopted South Worcester Development Plan. Accordingly, the principle of residential development on the land is well established.

    Under our proposals, 40% of the new homes will be provided as affordable housing, to be administered by a council-approved housing association for local people in housing need.

    In order to allow local residents and key stakeholders the opportunity to find out more about our emerging proposals, we held a public exhibition at Pershore Town Hall on Thursday 17th March 2016 between 3pm and 9pm.

    Visitors were able to view our emerging proposals, speak to experts from our project team, ask questions and provide us with their feedback on the scheme.

    The public consultation period for this proposed development closed on Thursday 31st March 2016. The comments we received from local residents helped us to refine our emerging plans before we finalised and submitted a reserved matters planning application to Wychavon District Council in June 2016, which was granted approval in September 2016.

  • About the site

    The proposed site at Hurstmead covers 2.76 hectares (6.82 acres) and lies to the north of Wyre Road and the east of Station Road, comprising agricultural land bordered by hedgerows.

    Pershore High School and Pershore Trading Estate are situated to the north of the site, together with Pershore railway station. Pershore town centre is 1.2km away, while the major employment area to the north of Pershore is within walking distance.

  • What's proposed

    Our proposals include the following key elements:

     

    • 64 high-quality new homes

    • A mix of property types and sizes to suit people in a range of circumstances

    • One, two, three and four-bedroom homes

    • A provision of affordable housing (40%) for local people in housing need

    • Areas of public open space

    • Vehicular access to come from a ‘T’ junction formed on to Wyre Road

    • The provision of a footpath link from Station Road to the north eastern corner of the site

    • The retention of the majority of the existing boundary hedges and trees.

  • Community benefits

    We believe our proposals will carry wider benefits to the community of Pershore beyond the provision of new homes and meeting the district’s housing requirements. These benefits include a number of significant financial contributions that will be made towards the local community as part of our proposed development, in agreement with the relevant local authorities. These will be in the form of a Section 106 Agreement that will include financial contributions for:

    • Education

    • Off-site public open space

    • Off-site built sports facilities

    • Off-site highways infrastructure including pedestrian/cycle links.

    Further details of these contributions will be released once finalised with the council.

    The construction of the proposed development will also make a significant contribution to the local economy with regards to supporting the growth of the housing market, which in turn can support employment. The proposed development will also support local businesses in Pershore.
