  • Land off Perry Wood Walk

    We are currently drawing up proposals for a new development of approximately 225 homes on land off Perry Wood Walk in Worcester.

    The application site already benefits from being allocated for up to 230 new residential properties within the South Worcestershire Development Plan, which was adopted in February 2016. 

    In order to allow local residents and stakeholders the opportunity to find out more about our emerging proposals, we held a public exhibition at Horizon Hall Community Centre, Midland Road, Worcester, WR5 1DS, on Thursday 14th July between 3pm and 8pm.

    By coming along to our consultation, visitors were able to view our emerging proposals, speak to experts from our project team, ask questions and provide us with their feedback on the scheme.

    Our feedback period for this consultation closed on Friday 29th July. The comments we received from local residents will help us to refine our emerging plans before we finalise and submit a full planning application to Worcester City Council in due course.

  • About the site

    The site lies to the north of Perry Wood Walk and the south east of Williamson Road, approximately 1.1 miles from the city centre of Worcester.

    The land is a brownfield site, mainly comprising vacant buildings that were previously the commercial premises of Crown Works, a food packaging factory.

    The site covers 7.56 hectares (18.68 acres) and is bordered by commercial/industrial/residential land to the north, Perry Wood to the east, residential properties to the south, and the railway line to the west.

  • What's proposed

    Our development is designed to work within the constraints and opportunities of the site and is a scheme that respects the area’s surroundings.

     

    Our proposals include the following key elements:

     

    • Approximately 225 high-quality new homes

    • A mix of one, two, three and four-bedroom homes to suit people in a wide range of circumstances

    • Associated landscaping including a central area of public open space

    • Vehicular access to be taken from Williamson Road, with a secondary access point to serve a limited number of dwellings from Perry Wood Walk

    • A SuDS pond 

    • Footpath links to be provided through the site.

  • Community benefits

    We believe our proposals will carry wider benefits to the community of Worcester beyond the provision of new homes.

    These benefits will include a number of significant financial contributions, totalling approximately £1.7m, that will be made towards the local community as part of our proposed development, in agreement with the relevant local authorities. These will be in the form of a Section 106 Agreement. Further details of these contributions will be released once finalised with the council.
