    We own 7.55 acres of land at Masterton allocated for housing development. We have been granted planning permissions for 65 new homes.

    Our application provides further information on the choice of new homes that we plan to build ranging from three bedroom semi-detached to five bedroom detached family homes. There will also be provision for around 24 affordable homes. We have provided more information on the open spaces that we propose to create, and where we will require access to be provided.

    About the Site

     Masterton lies to the South East of the town as part of the wider Dunfermline Eastern Expansion. It is bordered to the North and South by existing residential development.

    Our site is currently undeveloped, but is allocated for housing development in the current local plan. The site is approximately 7.55 acres in size and is located to the south of Aberdour Road and accessed from Lapwing Drive. On the eastern side of the site runs the Pinkerton Burn where we propose a landscaped linear park.

    Key features of the proposed development are:

    • Range of semi-detached to detached house types
    • House sizes from three to five bedrooms
    • Located on the outskirts of Dunfermline with easy access to both the countryside and the facilities in town
    • Good links to local services including the road and bus network
    • Areas of landscaping and structural planting along with a linear park
    • Sustainable Urban Drainage principles will be followed for the site in order to control surface water run off

    What is Proposed

    We propose a wide range of homes on this development, from three bedroom semi-detached homes to four and five bedroom detached family homes. These homes will range between two and three storeys high. We proposed 65 homes on the development, subject to planning permission.

    The development will be accessed from Lapwing Drive, with streets designed to ensure that pedestrians take priority. The development will have landscaped open spaces and tree planted areas and will reflect the wider master planning principles of the Dunfermline Eastern Expansion.

    Community Benefits

    When planning permission is granted our development will provide:

    • Increased education capacity, potentially both at primary and secondary school level to deal with any impact for our development
    • A pedestrian crossing on Lapwing Drive
    • Affordable housing provision, which we would intend to do by providing houses on the development

    The timing of these elements will be agreed with the Council before planning permission is granted.
