A development of 211 new homes coming soon off Powdermill Brae in Gorebridge.

    We currently own 28 acres of land at Harvieston, which has been allocated for housing development. We have been granted planning permission for 211 homes by Midlothian Council.

    We will build a choice of new homes to appeal to a wide range of buyers ranging from two bedroom apartments to five bedroom detached family homes, and there will be a provision of 21 affordable homes.

    As part of the Section 75 Agreement that forms part of the planning permission, we are making contributions to a value of £2.9 million that includes investment in education, town centre improvements and community facilities in Gorebridge.  There will also be major areas of landscaped open space and structural planting which reinforces the positive benefits that developments like this can have on its local community.

  • About the site

    Our site is currently in agricultural use and is located to the south-east of Powdermill Brae, and adjacent to the A7 which runs alongside Gorebridge and provides access to Edinburgh and The Borders.

    A stone wall is located to the north-east and south-east boundaries and a small gatehouse is located on the junction with Powdermill Brae. The site is undulating, with steeper slopes to the Gore Water on the north-east boundary. Harvieston House and its grounds sit just beyond the site.

    Beyond the site to the south is the countryside of Midlothian. 

    This development will have a wide range of transport choices to get around including bus, car and the new Borders Railway which is now open.

  • What's proposed?

    We propose to build a wide range of homes on this development, ranging from one and two bedroom apartments, two and three bedroom terraced and semi-detached homes to three, four and five bedroom detached homes. These homes will range between two and three storeys high.

    The development will be accessed from Powdermill Brae, with streets designed to ensure that pedestrians take priority. The development will have extensive landscaped open spaces, a formal green square, tree planted areas and an equipped play area. Buildings in prominent locations will be treated externally with enhanced materials to ensure that the development has a high quality feel. The existing stone will be repaired and maintained.

  • Community Benefits

    As part of our planning permission we have signed a Section 75 Agreement with Midlothian Council. This agreement commits us to making financial and other contributions towards:

    • Increased education capacity, both at primary and secondary school level to deal with any impact of our development
    • Community facilities in accordance with the Council's plans
    • Off site road improvements, including the formation of a bus turning circle and upgrading the Powdermill Brae/A7 junction
    • Affordable housing provision, which we would intend to deliver by providing houses on the development

    The timing of these contributions has been agreed with Midlothian Council.

    April 2016

    We have started work on the access road that is required to service the adjacent farm and nearby properties to our development. Once this work has been completed we will provide a further update on when we hope to start construction on-site.
