Buying a new home is an exciting step, and we want to help you understand the full picture from the very start.
The advertised price covers the home itself, and the features listed for that specific plot. Like all home purchases, there are also some additional costs to consider. These costs are not included in the advertised price.
Some costs are paid upfront, some during the buying process, and others apply once you own and live in your new home.
This page explains the additional costs involved in buying a Taylor Wimpey home, so you can budget with confidence and avoid surprises. Exact amounts can vary by home and development, and we will confirm the relevant details for your chosen plot in writing before you commit.
Additional costs to consider:
Document administration fee
A fee of £120 ( including VAT) to cover sales documentation and related administration. This is payable on completion.
Estate management or service charges
Some developments have shared areas, such as green spaces, play areas or private roads. Where applicable, there may be an ongoing annual charge to maintain these areas. These costs are not included in the purchase price. Indicative details will be provided for each plot.
Council tax
An ongoing cost set by the local authority which is not included in the purchase price. For new homes, council tax banding may be provisional and will be confirmed by the council.
Stamp Duty Land Tax (England), Land Transaction Tax (Wales), Land and Buildings Transaction Tax (Scotland)
This is a government tax that may be payable depending on the purchase price and your circumstances. Rates and thresholds can change, so you should check current guidance or speak to your solicitor or mortgage broker.
Options, upgrades and extras
Optional items such as flooring, kitchen upgrades or appliances allow you to personalise your home. These increase the total amount you pay, as the advertised price is based on a standard specification. Prices for options and extras will be clearly shared with you before you commit.
Professional and moving costs
These are costs you pay to other companies, not to Taylor Wimpey. They may include solicitor or conveyancing fees, mortgage and valuation fees, and removal costs. These should be included in your overall budget.
