First Home Fund

The Scottish Government backed First Home Fund*, which is open to first-time buyers in Scotland to purchase a property is available here on selected homes. You will need just a 5% deposit to buy your new home (subject to individual lender requirements) and your mortgage must be at least 25% of the purchase price.

The Scottish Government will contribute a maximum of 49% equity stake based on the property valuation or purchase price, whichever is lower, up to a maximum of £25,000. With the First Home Fund, you will own the property outright with the Scottish Government having an equity stake in your home.

Due to the success of this first pilot scheme, the Scottish Government has confirmed the First Home Fund will reopen in April 2021 for new home purchases completing from 1st April 2021 until 31st March 2022. If you are looking to move using the new scheme in 2021, you can still reserve a new home now, subject to your application to the new fund being approved.
