Find your perfect investment opportunity at The Tramworks
An investor couple have found the perfect addition to their portfolio in a one-bedroom apartment at Taylor Wimpey’s Tramworks development in North Finchley.Rajesh (58), a bus driver, and his wife, Kavita Khatri (54), an administrator, were looking to purchase their second investment property when they came across The Tramworks.
Rajesh said: “I was looking at another investment, and when I came across this one I was drawn to it straight away. I knew Taylor Wimpey was a very well renowned company, so I felt safe going with them and knew I was in good hands.
“I had seen the plans for The Tramworks and it looked really impressive, especially as it’s a large scale development rather than one block of apartments.”
A key challenge for an investor is finding a property that will appeal to a good range of potential tenants.
Rajesh added: “What attracted me to The Tramworks, and what I think would attract tenants as well, is the quality of the build and the materials used, as well as the fittings - the kitchen especially. Very high end products have been used, so the high quality is there for the tenants to enjoy.
“The apartment I’ve purchased has a lovely large balcony which will be so nice to sit outside on with a coffee in the summer months.
“Sainsbury’s and Waitrose are within walking distance for food shopping. The stations also aren’t far away at all as well as bus routes, so everything is on their doorstep. It’s quite a vibrant area.”
Rajesh opted for a new build property over a pre-owned one due to their reliability and peace of mind. He said: “There are less historical problems, it’s under warranty, and has good quality fittings - so less hassle for the foreseeable future.
“I found Taylor Wimpey really helpful during the purchasing process, I can’t fault them at all. They were very forthcoming and friendly. The sales team are all really nice individuals, they’ll even wave to me if they see me driving my bus or walking past. It’s a very friendly atmosphere.
“I also found the prices at The Tramworks to be reasonable, and received a 5% discount off my purchase as well as a Brompton folding bike as one of the development’s first customers.”
Rajesh and Kavita purchased the apartment in December 2025 and it’s currently occupied by a professional who has leased it for the whole year with an up front payment, with the potential for renewal as well, ensuring the couple has a steady long term investment.
Rajesh said: “I would definitely recommend Taylor Wimpey to other investors, especially if it's The Tramworks. If you have any questions, they’ll always try to answer them straight away and always get back to me quickly. The communication was really good, which I would say is the main thing. They delivered every time.”
From Nottingham to Hertfordshire, teacher enjoys countryside life after relocating
With stunning views and plenty of green space for enjoying the outdoors, a Speech and Drama Coach and Teacher has found her dream countryside home at Stortford Fields.Laura Field (67), wanted to move from her home in Nottingham to be closer to her work in Hertfordshire and Essex. After looking at a number of pre-owned properties around the area, she came across an advert for our Stortford Fields development in Bishop’s Stortford.
Laura was already close to completion on the sale of her previous home when she visited Stortford Fields for the first time, and was impressed by the development’s quality, layout and green space.
She said: “I liked the topography, trees and green spaces on the development. It didn’t feel too dense and is also on a hill with great views. I found Taylor Wimpey’s homes to have the best build quality and environmentally-friendly features.”
Her previous home in Nottingham had also been a new build home, and its energy efficiency compelled Laura to purchase another one over an older, pre-owned home. Homes at Stortford Fields come with triple glazing, solar panels, and EV charging points for lower energy bills and sustainable living. Laura was also interested in the 10-year warranty that comes with new build homes, which gives customers peace of mind should anything not quite be right.
Laura chose a two-bedroom flat for its affordability and low-maintenance, and settled into her new home in December 2025, just in time for Christmas.
She said: “The things I like most about my new home are the spacious living room/kitchen area, big bathroom, and the huge storage areas, including generous kitchen cabinets. This apartment building also has bike and bin storage and a sheltered parking area which is handy.
“I love Stortford Fields’ varied layout, trees and green spaces. My apartment has a big balcony which offers wide open views. There are also lots of footpaths and I can walk into the town centre in under 20 minutes.”
As a teacher, Laura was eligible for our Key Worker Discount Scheme which offers key workers up to £15,000 off their new home*.
Laura said: “The purchasing process was smooth, and supported by the proactive communication from the sales team, which was deeply impressive. Both the sales team and move-in manager were personable and helpful - it’s been a brilliant experience.”
First time buyers settle into new apartment in under a month
Jay Kingsbury (25), a tyre technician, and Simisola Adedeji-Obadara (25), a quantity surveyor, are settling into their first home together after moving into an apartment less than a month after putting down a deposit. The couple had been living with their parents when they made the decision to take their first step onto the property ladder. After scouring the market and deciding that a pre-owned property was not what they were looking for as their first home, the couple looked to new builds.
Wanting to stay in the area close to family, Jay and Simisola visited Stortford Fields. After speaking to the sales team and looking at the range of apartments on offer, they quickly made a decision.
Jay said: “We found Taylor Wimpey and thought ‘this is the one’. Their homes are bigger and better value for money. We had looked at other developments, but Stortford Fields was more within our budget while having everything we needed.”
The couple bought a two-bedroom apartment in June 2025. As their chosen plot was in use as a showhome, they had the chance to look at every element of their future home in detail before buying.
Jay said: “As soon as we walked in, we really liked it. When we first viewed the apartment it was a showhome so we could fully visualise what it could look like. On our second visit it had no furniture, which was great because it allowed our imagination to go wild and it helped us to decide what we wanted. I suggested that we could turn the storage room into a walk-in-wardrobe and Simisola’s eyes lit up at the idea.”
Simisola added: “As an incentive, we were offered a 5% deposit contribution on our home which really helped and it made our decision a lot easier. The sales team were very helpful and we were surprised about how quickly everything happened, especially because we were on holiday for a part of it. It was quick, easy and efficient. After paying our holding deposit, it was less than a month before we moved in. The Touchpoint app also really helped with the process as well.”
After reserving their home, customers can use our Touchpoint app to track their homebuying journey, from following its build progress to the final move-in date. The app also allows customers to choose their finishing touches such as flooring, access the dimensions and floor plans of their new home whenever they need, stay in touch with the sales team and book appointments at the sales office.
Now that they’ve settled into their new home, the couple are enjoying life as part of the Stortford Fields community.
Simisola said: “The area is safe and close to our family. The whole flat is quite lovely, and it’s easy to get hold of the team if we need anything. We loved styling and furnishing the flat to how we wanted it to look and putting our own twist on it.”
First time buyers take first step onto property ladder
Ryan Underdown (27), a surveyor, and his fiance, Sadie Clifton (28), a teacher, were living with their parents in Harlow when they decided to take their first step onto the property ladder with the purchase of their new Taylor Wimpey home.
When asked why they opted for a newly built home over a pre-owned one, Ryan said: “We chose a new build because the designs are very modern and nobody would have lived in it before us, which made it feel more like it would be ours. Taylor Wimpey’s available properties suited our budget, they looked good, and the incentives on offer were great.
“We looked at Stortford Fields as it’s a really nice development and the local area appealed to us. When we first visited the site, our first impression was that it had been designed well, was in a good area, and had lots of nice outdoor space.”
The couple chose a top floor two-bedroom apartment, and moved into their new home in June. Commenting on the purchasing process, Ryan said: “The purchasing process was made easy thanks to the sales team. They were a great help the whole way through and made sure we understood the steps to getting a mortgage. As a first time buyer, the whole process went so smoothly. The sales team frequently checked in on us and if we had any questions they would get back to us almost instantly.
“Taylor Wimpey provided us with a deposit contribution, which enabled us to put a 10% deposit down instead of 5%. This then meant we had more options on what bank we could get the mortgage with and also meant our interest rate was lower.”
Now that they’ve settled in, Ryan shared their favourite things about their apartment, the development and the local area: “Our apartment is the perfect size for us and is very spacious. We love the designs of the kitchen and bathrooms. We really enjoy visiting the local cricket club, and going for walks on the public paths and through the woodland area nearby.”
Family upsize to new Taylor Wimpey home in just four weeks
Lisa Gray (40), a Senior Accounts Administrator, and her husband, Ryan (41), an Associate Partner Consultant, moved to Bishop’s Stortford with their two daughters, Ava (12) and Indi (8), and their dog, Teddy, in search of more space and proximity to schools.
When asked why they chose a new build home over a pre-owned one, Lisa said: “We have only ever lived in new builds. We are drawn to the finished product and we aren’t the type of people to do lots of DIY, so it’s perfect for us to be able to move straight into a brand-new home.”
After previously living in a semi-detached three bedroom home in Takeley, Lisa and Ryan chose The Garrton house type, a spacious, five bedroom home. Commenting on the house type, Lisa said: “We were drawn to this type of home because of the floor plan. We liked the open plan kitchen/diner, but also the fact that the lounge area, office and cloakroom were all separate. There are also two bedrooms and a bathroom on the third floor for our daughters.”
Lisa and Ryan used our part exchange scheme which allows customers to sell their existing home to us, removing the stress of selling the property*. When asked about their experience with the part exchange scheme and sales process, Lisa said: “We decided to part exchange our house to remove any sales chains and help the process go quicker. We were very happy with how easy and smooth the process was; it only took four weeks from start to completion and we couldn’t believe how quickly it happened, but we were delighted with it.
“The Taylor Wimpey sales team has been amazing from start to finish. The quality and finish of our home is great and we have been living here for nearly four weeks now and are very happy. We hope to have many happy years living in Bishop's Stortford in our beautiful new home.”

We raise over £98,000 for Noah’s Ark Children’s Hospice
We are delighted to announce that we have raised over £98,000 through a variety of charitable activities and initiatives in support of Noah’s Ark Children’s Hospice. The charity, based in Barnet, helps babies, children and young people with life-threatening or life-limiting conditions, and their families, make the most of every day.
Our fundraising throughout 2024 has included a range of events and efforts, including a Charity Golf day where gifts were auctioned and earlier this year, employees also worked to transform one of the charity's family’s gardens into a vibrant and welcoming space where they could relax, play, and create memories together.
In a special moment of support, we recently donated £4,000 at Noah’s Ark ‘The Winter Ball’ to help support the charities vital services.
Nikki Gibson, Sales and Marketing Director for Taylor Wimpey North Thames, said: “At Taylor Wimpey, we believe in giving back to the communities where we live and work. We are incredibly proud to support Noah’s Ark Children’s Hospice and the remarkable work they do for children and families. Our employees are always eager to lend their time and energy, and seeing the positive impact of our efforts motivates us to keep going and give back to the community in every way we can.”
Cerys Dawson, Noah’s Ark Children’s Hospice’s Philanthropy and Partnerships Fundraiser, said: “We are incredibly proud to have Taylor Wimpey as one of our corporate partners. The partnership brings life-changing income and helps raise awareness of our work.”
Additional our employees dedicated their time to volunteer for a gardening day at the hospice, enhancing its outdoor spaces for everyone to enjoy. Rounding off the year, we recently supported the hospice’s Christmas celebrations by wrapping presents for children to enjoy at the festive grotto.

“It opened the door to my professional career” - Our trainees share their valuable hands-on experience
In celebration of this year’s National Apprenticeship Week (9th to 15th February), a Trainee Assistant Site Manager and a Carpentry Apprentice at The Tramworks share how their experience has benefitted their careers, skills, and personal development.
We partnered with Barnet Council’s Employment and Skills Provider, BOOST, to provide local residents with work experience at The Tramworks.
Odhran McGinley (18), always enjoyed making things and assembling flat pack furniture, and first discovered his interest in carpentry during an open evening at a college. After speaking with one of our representatives at a careers day, Odhran was selected for a two week work experience placement at The Tramworks. This opportunity led to a two year carpentry apprenticeship with SJB Contracting, the carpentry contractor on the site.
Odhran said: “I wanted to do a practical apprenticeship because I found the desk-bound school environment difficult; I work much better when I am free to move around. If you learn better by watching and then doing it yourself, an apprenticeship is a really good option.
“Going to college one day a week and learning the technical aspects of what I see colleagues doing on site is really beneficial. I think apprenticeships are a great way to learn useful skills whilst earning money. I hated Pythagoras in maths at school, but through my apprenticeship now I can see its practical uses in calculating angles.”
Stephen Brennan, Managing Director at SJB Contracting, said: “I started out as a carpentry apprentice, so I know firsthand how valuable that experience is. Learning on the job taught me not just the practical skills, but also the work ethic and discipline that have helped me run the business today. Being able to offer that same opportunity to someone else feels really rewarding - it’s a way of giving something back to the trade that’s given me so much.
“We make sure our apprentices are supported every step of the way. They work alongside experienced carpenters who can show them the ropes and guide them through each task. We take time to explain why things are done a certain way, not just how to do them, so they really understand the trade. We also keep in touch with their training provider, making sure what they’re learning at college ties in with what they’re doing on site.
“A trade apprenticeship opens a lot of doors - you can build a career that’s hands-on, rewarding, and full of opportunities to grow.”
Gillen Aggrey (23) was also selected for a two week hands-on work experience placement at The Tramworks, where she gained insight into working as a Site Manager. Following her placement, Gillen applied for a full-time position as a Trainee Assistant Site Manager at Taylor Wimpey and was successful.
Gillen said: “The on-site placement was particularly valuable as well as rewarding. I put myself out there, communicated with the team, asked questions, and made sure to listen to the answers.
“The housebuilding industry doesn’t have many women on site and it would be amazing to see more of us out here. Having more women in these spaces creates a more welcoming environment and helps others feel that they belong and that their opinions matter.
“I can honestly say taking part in the work experience programme opened the door to my professional career as it landed me a job as a Trainee Assistant Site Manager with Taylor Wimpey. I also put in the work and showed the company that I was not only willing to learn, but eager to grow within the role.
“Ask as many questions as you can, even if you think it’s silly. Be open and willing to network, the teams I have been introduced to have made me feel more welcome than in any other job I’ve had. Take the opportunity and see what’s on the other side. You’ll know if the role is for you, and even if it's not, there are so many other opportunities within the house building sector where you could belong.”
Ben Smith, Production Director at Taylor Wimpey North Thames, said: “Apprentices and trainees are the next generation of tradespeople, and we are delighted to play a role in kickstarting their careers, with Gillen even going on to join us as a Trainee Assistant Site Manager.”
