The site forms part of a large sustainable urban extension, which was allocated for development within the Knowsley Local Plan Core Strategy (January 2016) under Policy SUE2c. About the site About the site
- The site is 40 acres in size and is located in Whiston, Knowsley.
- It is bounded by Fox's Bank Lane to the east, the M62 (east-bound) to the south, with the Halsnead Park to the west and land owned by Knowsley Metropolitan Borough Council to the north.
- Junction 6 of the M62 is located 1.7 miles away, whilst Whiston train station is conveniently located just 1.1 miles to the north, and the nearest bus stop adjacent to the site on Fox's Bank Lane.
- The site consists of a proposed 350 houses, which includes a range of 3 and 4 bed detached and semi-detached style dwellings. It reflects the principles of an attractive garden village scheme, with high quality gardens, tree-lined streets, well-connected open spaces and wildlife corridors, which complement existing natural features to create a highly attractive and walkable neighbourhood.
- The latest site layout incorporates access from Fox's Bank Lane, with generous and well connected areas of open space focussed around the existing Fox's Clump woodland located in the centre of the site, the existing pond at the site access and the environmental corridor to the south.
- The proposals are fully aligned with the layout, design principles and phasing set out in the Council's Masterplan SPD.
- The development will make a contribution of approximately £2.3m to local services and infrastructure (including health, education, parks and greenspace), as well as new residents spending approximately £8.8m per year in the local area on goods and services, which represents and important investment in the local economy.
- It is estimated that the development will support around 56 direct construction jobs, and 97 additional jobs in the wider economy per annum. Additional council tax receipts will help support and improve essential local services.
