The development site is the subject of a draft allocation under Policy DS11 of the Bristol Local Plan publication version (November 2023). The allocation proposes to remove the land from the Green Belt and allocates it as a growth area for new homes. Neighbouring land within North Somerset was also formerly the subject of a draft allocation and was previously identified as ‘land north of Colliter’s Way’, through the North Somerset pre-submission Reg 19 plan- November 2023.
Taylor Wimpey (TW) have developed an illustrative masterplan for our site that is set within an overall comprehensive cross boundary illustrative masterplan for the wider neighbouring land (see below). This comprehensive cross boundary masterplan is for illustrative purposes only, however it has been designed to show that the safeguarding of; vehicular access & connectivity, active travel links and green infrastructure corridors can be achieved throughout our scheme situated on land within Bristol City Councils authority and for the neighbouring North Somerset authority land being brought forward by third parties.
Our scheme is purely at the Outline stage, but our proposals are likely to include a mix of one, two, three and four-bedroom properties. To support the council’s ambition for more affordable housing, 35% will be affordable homes. This development will provide an excellent choice for all buyers, from working professionals and young couples taking their first step on the housing ladder, to growing families or downsizers.
Our plans for the site would deliver a high-quality scheme that, if approved, will provide much-needed new homes in Bishopsworth.

TW’s development site is located on the western edge of Bishopsworth, roughly 5km south-west of the outskirts of Bristol’s city centre. It is solely within the administrative area of Bristol City Council, and directly borders the boundary of North Somerset Council to the north, west and south.
The site covers approximately 3.45 ha/8.5 acres and comprises of two fields both relatively flat. The northern field is currently utilised as a paddock and the southern field is rough grassland. The site’s boundaries are largely marked by field hedgerows, and the boundary to the east which backs onto existing properties on Elsbert Drive.
A public footpath enters the site off Elsbert Drive and splits north along the eastern boundary, connecting to land to the north as well as running through the site to the west.
The site has a good level of walking and cycling accessibility to near-by facilities and amenities which are required on day-to-day basis. This includes bus stops, primary and secondary schools, a GP surgery, a dentist, pharmacies, supermarkets, convenience stores, a Post Office, a bank and employment areas such as Cater Business Park.
Highridge local centre is located within a 2km walking distance of the Site and Bristol City Centre is located within an 8km cycle, providing access to a large number of wider supporting facilities and employment opportunities for residents.
The nearest bus stops to the Site are located on Sandburrows Road and Highridge Green, within 400 metres of the site. The most frequent bus service (every 15 minutes, 24hr service) into and out of Bristol is service 75, the bus stop for this service is located to the south of the site on Highridge Road/Highridge common.
Transport TransportVehicular access is proposed from the Elsbert Drive/Highridge Green priority junction, at the south-eastern corner of the site. The access point is at the western end of Elsbert Drive and comprises of the continuation of the existing highway into the site.
Pedestrian/cycle access will be accommodated through the continuation of the existing Elsbert Drive and its footway into the site. Further recreational routes will also remain available via existing PRoW footpaths within the site and on the western boundary.
Our transport consultant has advised that the proposed access from Elsbert Drive is suitable and deliverable to be able to serve Taylor Wimpey’s proposed development on Bristol City Council land as well as future development on land within North Somerset’s control. We are also advocating multiple links for active travel by two feet and two wheels (pedestrian and cycle) to allow the opportunity for more healthy and sustainable modes of transport.
The proposed masterplan broadly consists of six development parcels separated by vehicular and pedestrian routes and bound by tree planting and green connections. A primary road is proposed to run east to west from the site access, from which a secondary road runs south to north.
Accessible green space for communities is important to us. This site presents a fantastic opportunity to provide a real boost to local wildlife and ecology through, new habitats and the planting of trees and hedgerows.
The attenuation area in the site’s northwest corner will look to include meadow grassland and native structure planting tolerant of occasional wet condition.
The proposed play area and main public open space is located to the northwest of the site and will form a focal green space.
