We are preparing a detailed planning application for approximately 320 residential units at 1 London Road in Brentwood, London.
The development will provide a variety of homes ranging from one- to three-bedroom apartments and three- to five-bedroom houses. In addition to the homes, we are proposing approximately 12,000sq ft of office space to continue employment use on the site.
On Wednesday 14th May 2025, we will be holding a public exhibition event on site at Ground Floor, BT Brentwood, 1 London Road CM14 4QP from 3pm to 7pm. A copy of the exhibition boards will be available to download here on the day of the event.
Our consultation period ends at midnight on Wednesday 28th May 2025 and all feedback received will shape our planning application, which we intend to submit to Brentwood District Council in summer 2025.

Site Plan
Connectivity
The site is very well connected, with walking, cycling, rail and road routes allowing residents to reach local facilities and amenities easily. The site is 350m away from Brentwood town centre, which is home to a variety of retail, leisure, and general convenience facilities.
Ecology
The protection and preservation of the natural environment is a key part of our proposals. As the proposals are landscape-led, which means they are informed by the existing function and features of the natural landscape around the site.

We will retain the tree belt that sits along the southern site boundary, as well as the parkland area to the north of the site, which will be opened to public use. While works are ongoing, we will ensure that all environmental disruption to these areas is minimised. In addition, we’ll be installing a range of species-appropriate planting to encourage biodiversity, as well as a range of wildlife-friendly features, including:
Character
We carry out a rigorous site evaluation during our design process to assess how the site’s character and setting relates to the surrounding area. Our proposals are based on four pillars:

- Healthy community
- Nature and open space
- 21st century Brentwood
The development will be influenced by and pay respect to the history and context of the area, whilst retaining a distinct, unique design that ensures every home stands out.
Our approach
Community benefits
The proposed development will include 320 new homes, as well as new commercial office space. This development will bring a number of economic benefits to the local area, and we have estimated these using UK-wide statistical data.
Building homes
The building of our homes could create an estimated 50 temporary construction jobs per year of build, as well as direct employment. Construction could also create 30 indirect/induced jobs through the supply chain per year of build.
From these direct and indirect jobs, the construction of our homes could create an estimated £25,200,000 of Gross Value Added (GVA) per year.
Once people move in
We estimate that people could spend around £2,44,000 goods and services as they move in, to make their own personal mark on their new homes. We expect residents of this new development to spend a total of around £9,100,000 per year.
Community contributions
As part of our commitment to supporting the local community, we’ve made several contributions to local organisations in the areas we build. These include a major sponsorship with Wivenhoe Town FC, a £500 donation to Great Bentley Primary School for new sports equipment, and working with a Wivenhoe resident to create a memorial on our Wyvern Place development.
Additional authority income
These new homes and new residents will contribute an estimated £500,000 of additional Council Tax revenue every year. In addition, the Government will pay a grant, called a New Homes Bonus, to the local council over six years; this will be worth an estimated £2,500,000
