We are in the process of preparing a detailed planning application for approximately 110 homes, comprising a mix of 2 to 4 bedroom properties. The development is proposed on land located to the east of Cross Lane, Sacriston.
Our plans feature new landscaping, prioritising the retention and enhancement of existing hedgerows and mature trees wherever possible. The development will also include thoughtfully designed open spaces and a new access point from Cross Lane.
We are hosting a community engagement event on Tuesday, 20th May, from 4pm to 7pm at The Old Church, Front Street, Sacriston, DH7 6AJ.

The site spans approximately 6.46 hectares (gross) and is situated to the east of Cross Lane, north-east of Sacriston’s centre. The surrounding land use is diverse, featuring dense woodland to the northwest, a Waste Water Treatment Plant to the north and northeast, open agricultural fields to the east, residential properties to the southwest, and allotments to the west. Beyond the dense woodland lies Persimmons’ new Monkswood development.
We have produced an indicative site framework to demonstrate how the development could be accommodated, taking into account the land’s constraints and opportunities.
The development is envisioned as an exclusive neighbourhood, offering approximately 110 high-quality homes. Inspired by and designed to complement the surrounding area, each home will feature dedicated parking, with additional visitor parking included within the site. Robust landscaping will soften the overall design, while high-quality green spaces—complete with Sustainable Drainage Systems (SuDS)—will be thoughtfully integrated to enhance the environment.

Connectivity
The proposed development site is situated to the east of Cross Lane in Sacriston. Access to the development will be via the western boundary, directly off Cross Lane.
The site benefits from excellent public transport accessibility, facilitating seamless travel for visitors and commuters. Two conveniently located bus stops along the B6312 provide direct transport links to Durham, Houghton-le-Spring, and Sunderland, ensuring efficient connectivity to key destinations

Ecology
Preserving and enhancing the natural environment, including supporting local wildlife, is central to our approach when planning and building new developments. We are conducting extensive ecological surveys to identify any constraints and to inform the proposed landscape design.
The site benefits from tree and hedge planting along several boundaries, which we aim to enhance. Efforts will be made to retain key features where possible, with additional planting introduced to strengthen existing natural buffers.
Our proposals include the creation of functional and well-landscaped open spaces, alongside ecological enhancements. These enhancements will include new habitats, bat, bird, and bee bricks/boxes, and measures to boost pollinator-friendly environments.

Assuming approximately 110 new homes planned, that’s an injection of £791,800 into the local economy, strengthening communities and supporting businesses.
