We are preparing an outline planning application for the second phase of a residential development, consisting of 70 homes, in Great Bentley.
The development will provide a variety of homes ranging from two-bedroom to five-bedroom houses, including 30% of the new homes as affordable housing. As well as the homes, our proposals include plans for associated open space and play facilities.
We are holding an online consultation which will start at 5pm on Wednesday 14th May until midnight on Wednesday 28th May 2025. A copy of the exhibition boards will be available to download here on the day of the event.
Our consultation period ends at midnight on Wednesday 28th May 2025 and all feedback received will shape our planning application, which we intend to submit to Tendring District Council in Summer 2025.

Connectivity
Weeley Road, immediately to the south of the site, is a designated B road offering quick connections to nearby villages. The A120 to the north of Great Bentley offers access to Colchester and the wider areas, and Great Bentley railway station offers hourly services to London Liverpool Street, and regular trains to Clacton-on-Sea.

There is an opportunity to achieve a biodiversity net gain for the site, and our proposals are designed to do this. Our site plan includes areas of informal and formal green spaces that will be sown with meadow grass mix, as well as mown pathways for pedestrians.
Species-appropriate planting will be incorporated throughout the site. A landscaped border to the east and south, formed of native tree planting and fencing, will provide acoustic screening from the A12.

Our proposed development of 70 new homes can make a significant positive economic contribution to the local area. We have estimated the potential benefits of this development using UK-wide statistical data.
Building the homes
We estimate that the build phase of this development could create up to 53 temporary construction jobs per year of building through direct employment, as well as 60 indirect/induced jobs could be supported in the supply chain. These direct and indirect jobs could contribute an estimated £4,665,931 of Gross Value Added (GVA).
Once people move in
The total anticipated spend on goods - new residents buying goods and services to make their home their own - could reach up to £518,000. In total, we expect residents to spend £1,939,028 per year.
Additional local authority income
We estimate that this proposed development will bring in £116,760 in additional Council Tax per year. Additionally, we expect the Government to pay the local council a grant of £606,200 through the New Homes Bonus.
