We are preparing a Reserved Matters planning application for phase 1C of our development on land previously known as Salden Park, Buckinghamshire. The wider site was granted Outline Planning Permission in December 2022 for a total of 1,855 homes, open green spaces and community amenities. We are now progressing plans for individual land parcels and strategic infrastructure under Reserved Matters applications.
This next phase of development is located within Salden Place’s southern neighbourhood, and to the south of Phase 1A, which is named Salden Place East and is currently on sale. The site will be accessed from Garner Street running north to south.
It’s important to us that we listen to the view of the local community as we develop our plans. We held an online consultation from Monday 20th October to 31st October 2025 and the consultation period is now closed. All feedback received will shape our planning application, which we intend to submit to Buckinghamshire Council in Autumn 2025.

Connectivity
Our plans include a fully integrated street network, with every street connected, with pedestrian and cycle access as standard. Private driveways will also serve no more than six homes, and each of these driveways will incorporate pedestrian links to the surrounding development.
To help support active and sustainable travel, the streets within all phases of development at Salden Park will link directly to footpaths and cycleways within open spaces, so residents can easily access the development’s green infrastructure. The development will also connect to neighbouring developments and key routes, such as Hamilton Lane.
The apartments will provide key focal points within the development to enhance placemaking and create easily defined public spaces. We have taken care within our proposals to ensure the design of the development supports accessibility at every stage, with all external steps and barriers safe and visually unobtrusive.
Drainage
Existing hedgerows will be retained and incorporated into our drainage strategy, and culverts will be added where necessary to safely accommodate roads and paths. Water runoff will be managed with the installation of additional swales and ditches to direct water runoff to existing ditches and attenuation basins. These areas will be enclosed if they are near accessible paths, and to maintain the overall character of the development, these enclosures will consist of native hedgerows or post and rail fencing to maintain the safety of our residents whilst creating an ecologically rich site.
