Ecology
We're creating a green, welcoming place where nature is part of everyday life. As part of our plans, we’ll plant a new woodland the size of four football pitches, along with over 16,000 shrubs and trees to create natural areas that support local wildlife. We’re also planting 1.4km of hedgerows and over 800 larger trees in the Country Park to give the landscape an immediate sense of maturity and beauty. More than half of these trees will be native, but we’ve also included a mix of other carefully chosen trees – selected with advice from RHS Wisley – to bring colour all year round and cope better with future climate conditions.
Green spaces will run through the whole development, making it easy for residents to enjoy nature close to home. We’re also protecting important natural features from the old Wisley Airfield, like the historic Veteran Tree, which will be looked after so it can continue to thrive for generations.

Community Trust
Establishing a community
A truly successful place is one where people feel a strong sense of community and pride, where new and existing residents can come together, connect, and feel at home.
We recognise that residents will want a say in how their community is run, so we will create a charitable Community Trust which will ensure that the development is nurtured, monitored, managed and maintained by the people that live there.
The Trust will be set up prior to first home occupations, ensuring the stewardship strategy is in place and operating for the benefit of future generations.
Community management
Once the development is complete, we intend to hand the Trust over to be governed by local people and stakeholders.
It will be responsible for owning, managing and delivering a range of services such as the travel plan including bus support, the mobility hub, community centre, country park and public open spaces such as children’s play areas and community gardens.

Wisley Acres will become a place to play, train and compete.
Our proposals will promote healthy lifestyles and encourage participation in sports through the provision of ample sports facilities.
Our proposals include sports facilities and school playing fields, with pitches across the development and more informal areas.
New and existing residents will find facilities for football, hockey and tennis, as well as a pump track for cyclists. Revenues from these facilities will go to the Community Trust for reinvestment in the community.
Walking loops ranging from 2.5km to 10km will circle the neighbourhoods, further promoting healthy lifestyles and sustainable travel.
Community, Culture and Art
A detailed cultural strategy has been submitted which sets out Taylor Wimpey’s commitment to ensuring that the community culture can flourish and evolve over time.
Beacon Park towards the east of the development, will allow the community to come together, pause and reflect, and will include an opportunity to create a piece of public art.
This will be one of the many areas where the community can create and influence artwork. There will also be opportunities for people to name areas and buildings within the development.
New Facilities
Innovation and green space
For those working remotely, and to create flexibility for residents, we are providing innovation centre facilities which will act as a work from home hub. The Centre will have meeting rooms, business equipment such as printers, scanners and an onsite café for more informal collaboration.
There will also be over 128 acres of open green space with a vast Country Park open to all, as well as sports pitches.
Wisley Acres will have everything they need for daily life on their doorstep, and these facilities will be available for our neighbours to make use of as well.

We helped light up Ripley Christmas Fair
Taylor Wimpey South Thames provided Ripley Christmas Fair with a £350 donation dedicated to the Christmas lights at this year’s Christmas fair.Ripley Christmas Fair took place on Sunday 7th December and welcomed thousands of visitors from the local and wider community.
This year’s event included over 100 stalls, ranging from toys to seasonal foods. Youngsters could visit Santa’s Grotto, and a Christmas raffle offered some excellent prizes including Christmas hampers, gift cards and the grand prize of a luxury overnight stay for two at The Talbot.
We provided event organisers Ripley Parish Council with a £350 donation which helped to fund the illuminations.
Cllr Sarah Gill at Ripley Parish Council, said: “We were thrilled to have received a donation from Taylor Wimpey for the lights at our Christmas Fair this year. We’re all so pleased with the turn out and we hope we managed to kick start the Christmas celebrations for all those that attended.”

Sustainability
Sustainability is at the heart of everything we do. At Wisley Acres, we're creating not just high-quality homes, but a place where people can enjoy a healthier, more active, and more environmentally-friendly way of life.
We are proud that Wisley Acres will be one of Taylor Wimpey’s most sustainable and environmentally-friendly developments to date.
The development will use low carbon heat pump technology to heat and provide hot water via an innovative energy centre. Renewable energy will be generated on site through photovoltaic panels and there will be no gas boilers in any of the buildings on the development, significantly exceeding local planning policy in force in 2022.
Taylor Wimpey will design the homes to be Zero Carbon Ready using a fabric first approach to construction, creating highly-insulated homes with low-energy lighting and a selection of low-use water fittings. We will also provide an electric car charging point for each home.
To manage water sustainably and support local wildlife, the development will include ponds, swales, and a Sustainable Urban Drainage System (SUDS). Combined with plenty of tree planting, this will help reduce flooding, keep the area cool, and create a greener, more pleasant place to live.

Transport
A Walkable Neighbourhood
Wisley Acres has been designed as a walkable neighbourhood prioritising people over cars.
The three neighbourhoods will be connected by a green travel route, making it easy for residents to walk or cycle to schools, shops, and other local amenities using safe, separate paths away from traffic.
The development will provide for a range of sustainable modes of transport. This includes a mobility hub with e-bike hire, car club membership and frequent new bus services to key local destinations including local railway stations and further afield.
Reliable Transport Links
To make sustainable routes as attractive as possible, all homes will be close to a bus stop.
The frequent bus services will receive in-perpetuity support funded by occupier contributions to the Community Trust and be supported by revenues generated from relevant assets endowed by Taylor Wimpey to the Trust.
Existing Public Rights of Way across the site will be retained and improved, and we will fund an extensive network of cycle routes to key destinations in the wider area including Cobham / Stoke D’Abernon, Byfleet, Ripley, and East Horsley.
