About the development
Masterplan
We have considered the layout carefully with a higher density of housing on the north-western boundary of the site next to the existing urban area, and lower density to the east, to protect the rural edge, in line with the Knowle, Dorridge, and Bentley Heath (KDBH) Neighbourhood Plan. Landscaped areas of open space will be provided for residents and visitors to enjoy, including a children’s play area. The proposals include a gift of 18,000 sq m of land to Solihull Metropolitan Borough Council for the future expansion of Arden Academy.
Homes proposed
The proposed homes are being designed to reflect the character of the local area, ensuring the development is in keeping with existing houses nearby. Homes will be built up to 2.5 storeys in height.
Taylor Wimpey homes are adaptable and have been designed for different lifestyles. They are also easy to maintain and live in. In particular, we make sure our kitchens, bathrooms and utility spaces are practical, contemporary and attractive.
We make the most of daylight in our homes, giving spaces a welcoming and uplifting feel. As well as bringing the outdoors in, natural light contributes to owners’ health and wellbeing. Because modern life comes with lots of possessions and clutter, we look for ways to increase the amount, and effectiveness, of storage in our homes.

Connectivity
Drainage
SuDS help to prevent water pollution, reduce flow velocities and reduce the risk of flooding, while supporting our biodiversity net gain requirements.
The proposed drainage strategy for this site will utilise the existing outfall in the southeast of the site. A drainage basin will be created to the east of the site that will collect surface water and gradually distribute it to the existing drainage network.
The basin is designed to store water for a 1-in-100-year event and a 40% improvement on potential climate change effects which is an improvement over the existing site. Further drainage will be provided throughout the scheme to ensure all water run off is managed, including a pumping station.
Ecology
The site is mostly grassland of low ecological value. Trees and hedgerows surrounding the site will be retained wherever possible to create an attractive scheme, also providing a green buffer with existing homes. We install hibernacula piles, beehives, bug hotels, bat and bird bricks as standard across all our sites in order to improve biodiversity, and this will be no exception. We will also create hedgehog highways.
The landscaping and areas of open space will offer significant biodiversity opportunities and contribute to the Arden Triangle site achieving a biodiversity net gain as a whole.

Previous planning applications
Arden Triangle is to the south of Knowle Village Centre, bordered by Warwick Road, Station Road and Grove Road.
We received a resolution to grant outline planning permission for 200 homes and associated access from Solihull Metropolitan Borough Council in December 2025. Formal planning consent will be issued subject to the signing of a Section 106 Agreement.
Other developers are bringing forward proposals for the remainder of the homes and the retirement community.

Sustainability
In line with Taylor Wimpey’s commitment to building a more sustainable future, the homes will follow a ‘fabric first’ approach, incorporating high levels of insulation, energy-efficient lighting and appliances, and water-saving features to help reduce energy use and household bills. All homes will be EPC grade B or better.
Materials will be carefully selected to complement the surrounding area, including the use of timber from certified sustainable sources only.
All homes will have 7.2kW electric car charging as standard, and there will be no gas heating on the site.
