We are preparing an outline application for approximately 700 homes on land south of Dog Kennel Lane, Shirley, Solihull.

About the development
Masterplan
We have considered the layout carefully, with housing towards the north of the site along with new facilities such as a school, local centre, care home and village green. Higher density areas are positioned in the middle of the residential areas, with homes becoming more spread out as they approach the edge of the development to reflect the rural surroundings.
A greenway runs along the south of the site, connecting to the wider area and providing residents and visitors with plenty of green space to enjoy.
Homes proposed
The proposed homes are being designed to reflect the character of the local area, ensuring the development is in keeping with existing houses nearby. There will be a mix of detached, semi-detached and terraced designs, giving options for a wide range of buyers. Homes will be built up to 2.5 storeys in height, with a small number of apartment buildings and the local centre and care home rising to three storeys.
Taylor Wimpey homes are adaptable and have been designed for different lifestyles. They are also easy to maintain and live in. In particular, we make sure our kitchens, bathrooms and utility spaces are practical, contemporary and attractive.
We make the most of daylight in our homes, giving spaces a welcoming and uplifting feel. As well as bringing the outdoors in, natural light contributes to owners’ health and wellbeing. Because modern life comes with lots of possessions and clutter, we look for ways to increase the amount, and effectiveness, of storage in our homes.

A significant proportion of trees and hedgerows through and surrounding the site will be retained wherever possible to create an attractive scheme, also providing a green buffer with existing homes. We install hibernacula piles, beehives, bug hotels, bat and bird bricks as standard across all our sites in order to improve biodiversity, and this will be no exception. We will also create hedgehog highways, and four existing beehives will be retained. The various drainage basins and swales will offer further habitats for aquatic wildlife.

In line with Taylor Wimpey’s commitment to building a more sustainable future, the homes will follow a ‘fabric first’ approach, incorporating high levels of insulation, energy-efficient lighting and appliances, and water-saving features to help reduce energy use and household bills. All homes will be timber frame and have an EPC grade B or better.
Materials will be carefully selected to complement the surrounding area, including the use of timber from certified sustainable sources only.
All homes will have 7.2kW electric car charging as standard, and there will be no gas heating on the site.
