We would like to invite the local community to have their say on our proposals for land at Chapel Lane, Widnes.
Taylor Wimpey is preparing a reserved matters application for approximately 310 new homes.
The site forms the majority of two residential allocations (site references ref. W4 and W5) identified within Halton Borough Council’s Delivery and Allocations Local Plan (DALP).
The reserved matters planning application will seek approval for the landscaping, appearance, layout and scale of the development, following the approval of the outline planning application.

About the development
Masterplan
The proposals have been designed to create an attractive and sustainable new neighbourhood that responds to the existing landscape features and meets the needs of the local community.
The proposed layout has been developed in accordance with the development parameters established through the outline planning application and the policy requirements set out in Halton Borough Council’s DALP.
The layout has been led by a network of green infrastructure including public open space and recreational route, and ensures that Sandy Lane, which runs through the development, is maintained as an active travel route.
Homes proposed
The proposed development will provide a range of homes designed to meet local housing needs.
The development will comprise a mix of two, two and half storey homes, including detached and semi-detached properties, ranging from one to five bedrooms.
In accordance with local planning policy, 20% of the homes will be designated as affordable housing.

Connectivity
The proposed layout ensured that Sandy Lane, which passes through the site, is maintained as an active travel link.
Drainage
Sustainable Urban Drainage sSystems (SuDS) will be incorporated to provide multifunctional benefits alongside surface water management. The drainage strategy will include features such as ponds, basins, swales and ditches to provide both ecological and recreational benefits.
Ecology
The proposed layout has been designed to ensure that a net gain in biodiversity can be achieved through ecological and landscape enhancements onsite.
Where possible, and in line with the approved parameters plan, existing trees and hedgerows have been retained and enhanced, helping to strengthen ecological connectivity and support local habitats.
Heritage
There are no listed buildings or heritage assets within the site. The impact of the proposed development on heritage and archaeology was considered as part of the outline application stage.
